{"id":75537,"date":"2018-08-01T14:58:57","date_gmt":"2018-08-01T19:58:57","guid":{"rendered":"https:\/\/centrourbano.com\/?p=75537"},"modified":"2018-08-02T11:58:27","modified_gmt":"2018-08-02T16:58:27","slug":"demanda-vivienda-cdmx-bajos-salarios","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/demanda-vivienda-cdmx-bajos-salarios\/","title":{"rendered":"60% de demanda en VM se concentrar\u00e1 en bajos salarios"},"content":{"rendered":"<p><em>De acuerdo con datos de Softec, la demanda de la Ciudad de M\u00e9xico se ubicar\u00e1 en 323,000 unidades <\/em><!--more--><\/p>\n<p>En el pr\u00f3ximo sexenio, en la <strong>Zona Metropolitana de la Ciudad de M\u00e9xico<\/strong> se demandar\u00e1n 723,000 viviendas, de las cuales 60% se concentrar\u00e1 en el segmento de inter\u00e9s social, lo que representa un requerimiento de alrededor 440,000 unidades. <\/p>\n<p>As\u00ed lo se\u00f1al\u00f3 <a href=\"https:\/\/twitter.com\/genesoftec\" rel=\"noopener\" target=\"_blank\">Gene Towle<\/a>, director y socio fundador de la firma de consultor\u00eda <a href=\"https:\/\/www.softec.com.mx\/web\/\" rel=\"noopener\" target=\"_blank\">Softec<\/a>, quien detall\u00f3 que en el periodo 2018-2024, la demanda de vivienda con valor entre 750,000 y 1 mill\u00f3n 850,000 pesos llegar\u00eda a 110,000 unidades; en el caso de vivienda <strong>media<\/strong>, con un precio que va de 1 millones 850,000 a 4 millones de pesos, el requerimiento se ubicar\u00eda en 44,000 unidades. <\/p>\n<p>Al participar en el evento \u201c<strong>CDMX, Ciudad excluyente por falta de vivienda y aumento de precios<\/strong>\u201d, convocado por la organizaci\u00f3n <a href=\"http:\/\/mejorciudad.org\/\" rel=\"noopener\" target=\"_blank\">Mejor Ciudad<\/a>, el especialista indic\u00f3 que, de la demanda total para la regi\u00f3n, la <strong>Ciudad de M\u00e9xico<\/strong> requerir\u00eda 323,000 unidades. No obstante, dijo, la producci\u00f3n de vivienda ha ido a la baja en los \u00faltimos a\u00f1os y tan s\u00f3lo en el periodo 2012-2018 se cubri\u00f3 un tercio de la demanda presentada. <\/p>\n<p>En su ponencia, Gene Towle se\u00f1al\u00f3 que, en el caso de la Ciudad de M\u00e9xico, el desarrollo de vivienda se ha concentrado en segmentos de alto valor. Detall\u00f3 que el segmento con valor superior a 4 millones de pesos es el que ha mostrado mayor crecimiento. <\/p>\n<p>Una de las principales problem\u00e1ticas en la capital, se\u00f1al\u00f3 Towle, es que desde el a\u00f1o 2000 se restringi\u00f3 el suelo desarrollable, factor que impact\u00f3 en el costo de la tierra y fren\u00f3 el desarrollo de vivienda para familias de bajos salarios. A\u00f1adi\u00f3 que el encarecimiento en la Ciudad ha sido tal, que a la fecha el valor promedio de las casas llega a 4 millones de pesos. <\/p>\n","protected":false},"excerpt":{"rendered":"<p>De
