{"id":75110,"date":"2018-07-25T18:23:09","date_gmt":"2018-07-25T23:23:09","guid":{"rendered":"https:\/\/centrourbano.com\/?p=75110"},"modified":"2018-07-25T18:23:09","modified_gmt":"2018-07-25T23:23:09","slug":"monterrey-guadalajara-mantienen-dinamismo-oficinas","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/reportajes\/monterrey-guadalajara-mantienen-dinamismo-oficinas\/","title":{"rendered":"Monterrey y Guadalajara mantienen dinamismo de oficinas"},"content":{"rendered":"<p><em>Pertenecen a las principales ciudades de M\u00e9xico con mayor construcci\u00f3n, vacancia y absorci\u00f3n de espacios corporativos<\/em><!--more--><\/p>\n<p>En el primer trimestre del 2018, el panorama general del mercado de oficinas en las principales ciudades de M\u00e9xico obtuvo resultados significantes en cuanto a la construcci\u00f3n, vacancia y absorci\u00f3n, ya que no s\u00f3lo la <a href=\"https:\/\/centrourbano.com\/2018\/07\/16\/continua-dinamismo-de-oficinas-en-la-capital\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Ciudad de M\u00e9xico<\/strong><\/a> destaca en cifras relacionadas a esta industria.<\/p>\n<p>Tan solo en <strong>Monterrey<\/strong> la demanda se mantuvo estable, por lo que la tasa de vacancia contin\u00faa baja respecto a los \u00faltimos cuatro a\u00f1os, adem\u00e1s, algunos proyectos han iniciado construcci\u00f3n, por ello se estima que habr\u00e1 un impulso en el mercado.<\/p>\n<p>De acuerdo con cifras del an\u00e1lisis presentado por <strong>CBR<\/strong>, la regi\u00f3n registr\u00f3 un espacio de construcci\u00f3n de m\u00e1s de 259,000 metros cuadrados (m<sup>2<\/sup>), tambi\u00e9n, m\u00e1s de 10,000 m<sup>2<\/sup> de absorci\u00f3n bruta o espacio comercializado.<\/p>\n<p>Los principales desarrollos se encuentran en Monterrey Centro, Valle Oriente, San Jer\u00f3nimo-Constituci\u00f3n y Santa Mar\u00eda, en tanto, se tiene un registro de 32 proyectos planeados, de estos 18 ya est\u00e1n confirmados.<\/p>\n<p>En cuanto a la absorci\u00f3n bruta mantuvo una demanda estable de espacio corporativo Clase A y A+, a su vez, registr\u00f3 un espacio promedio de renta de 500 metros cuadrados. La vacancia fue de 14%, lo que equivale a cerca de 164,000 m<sup>2<\/sup>\u00b8el precio de renta promedio fue de 22.03 d\u00f3lares por m<sup>2<\/sup> por mes.<\/p>\n<p>Por su parte, <strong>Guadalajara<\/strong> contin\u00faa consolid\u00e1ndose en el inventario de Clase A y A+, ya que este primer trimestre incorpor\u00f3 582,000 m<sup>2 <\/sup>en tres nuevos edificios en los corredores de L\u00f3pez Mateos, Am\u00e9ricas y Plaza Sol.<\/p>\n<p>Para la absorci\u00f3n neta registr\u00f3 m\u00e1s de 37,000 m<sup>2<\/sup> respecto al trimestre anterior, mientras qye en la absorci\u00f3n bruta \u00a0alcanz\u00f3 los 41,000 m<sup>2<\/sup>; la actividad en construcci\u00f3n se mantiene arriba de los 150,000 m<sup>2<\/sup>, en 12 proyectos programados para los siguientes cuatro a\u00f1os.<\/p>\n<p>En tanto, la tasa de vacancia de Guadalajara es de 21.05%, esto por la incorporaci\u00f3n de 64,000 m<sup>2<\/sup> en tres edificios, mientras que los precios de salida son de 20.68 d\u00f3lares por m<sup>2<\/sup> por mes, la absorci\u00f3n neta, en comparaci\u00f3n con el trimestre anterior, fue de 37,000 m<sup>2<\/sup>, y la absorci\u00f3n bruta registr\u00f3 41,000 m<sup>2<\/sup>\u00b8que incluyen espacios en construcci\u00f3n.<\/p>\n<p>De acuerdo con la analista, est\u00e1s dos ciudades y la capital son las regiones que m\u00e1s aportan en el dinamismo de oficinas, ya que las tres mantienen o elevan su producci\u00f3n oferta y demanda.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Pertenecen a las principales ciudades de M\u00e9xico con mayor
