{"id":75051,"date":"2018-07-25T14:47:51","date_gmt":"2018-07-25T19:47:51","guid":{"rendered":"https:\/\/centrourbano.com\/?p=75051"},"modified":"2018-07-26T10:41:26","modified_gmt":"2018-07-26T15:41:26","slug":"estos-serian-los-ingresos-de-gicsa-por-reestructurar-su-portafolio","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/estos-serian-los-ingresos-de-gicsa-por-reestructurar-su-portafolio\/","title":{"rendered":"Estos ser\u00edan los ingresos de Gicsa por reestructurar su portafolio"},"content":{"rendered":"<p><em>La firma espera\u00a0que el NOI proporcional adicional sea de 115 millones anuales al 3T18<\/em><!--more--><\/p>\n<p><a href=\"https:\/\/centrourbano.com\/author\/alexa-trujillo\/\" rel=\"noopener\" target=\"_blank\">Alexa Trujillo<\/a> y <a href=\"https:\/\/centrourbano.com\/author\/fernando-navarrete\/\" rel=\"noopener\" target=\"_blank\">Fernando Navarrete <\/a><\/p>\n<p>Luego de haber dado a conocer su segundo reporte trimestral a la Bolsa Mexicana de Valores (BMV), Grupo Gicsa<span style=\"font-weight: 400\">\u00a0estima que a partir del 3T18 la compa\u00f1\u00eda perciba ingresos adicionales por arriba de a los 100 millones de pesos, gracias a la reestructuraci\u00f3n de su portafolio compartido con inversionistas, anunciado hace menos de un mes.<\/span><\/p>\n<p>\u00abLa compa\u00f1\u00eda reportar\u00e1 el cien por ciento de participaci\u00f3n en las propiedades de\u00a0Forum Culiac\u00e1n, Torre E3, Capital Reforma, Masaryk 111, City Walk y Forum Buenavista, mientras que de Forum Coatzacoalcos ser\u00e1 el 50%\u00bb, se\u00f1ala Gicsa en su reporte.<\/p>\n<p>Con esto, agreg\u00f3 la empresa, se espera un ingreso operativo neto (NOI) proporcional adicional del orden de los 115 millones anuales para Gicsa a partir del 3T18.<\/p>\n<p>La firma destaca que para el primer semestre del a\u00f1o,\u00a0la afluencia acumulada en las propiedades del portafolio comercial registr\u00f3 37 millones de visitantes, un incremento de 11.36% comparado con el n\u00famero de visitantes en el 6M17.<\/p>\n<p>Al 30 de junio de 2018, el portafolio de Gicsa estaba conformado por 831,004m\u00b2 de \u00c1rea Bruta Rentable (ABR), entre diez centros comerciales, cuatro desarrollos mixtos y dos proyectos de oficinas corporativas; de estos 63.31% corresponde a propiedades de uso comercial, 31.57% a propiedades de uso mixto y 5% a oficinas.<\/p>\n<p>Por otro lado, el 26 de abril, se inaugur\u00f3 La Isla M\u00e9rida, la cual cuenta con 59,900 m<span style=\"font-weight: 400\">2<\/span><span style=\"font-weight: 400\"> de ABR y al 30 de junio contaba con el 81% del espacio firmado con empresas anclas como: Liverpool, Cin\u00e9polis, H&amp;M y Zara. <\/span><\/p>\n<p>Por \u00faltimo el Director de Administraci\u00f3n y Finanzas, Di\u00f3doro Batalla Palacios, anunci\u00f3 que el actual Director de Planeaci\u00f3n Financiera y Relaci\u00f3n con inversionistas, Rodrigo Asaam, deja su cargo.
