{"id":74383,"date":"2018-07-16T09:00:06","date_gmt":"2018-07-16T14:00:06","guid":{"rendered":"https:\/\/centrourbano.com\/?p=74383"},"modified":"2018-07-15T23:27:30","modified_gmt":"2018-07-16T04:27:30","slug":"continua-dinamismo-de-oficinas-en-la-capital","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/continua-dinamismo-de-oficinas-en-la-capital\/","title":{"rendered":"Contin\u00faa dinamismo de oficinas en la capital"},"content":{"rendered":"<p><i>Insurgentes, Polanco y Santa Fe concentran m\u00e1s del 70% de la construcci\u00f3n con 51 proyectos<\/i><!--more--><\/p>\n<p>Durante el primer trimestre del 2018, la demanda de oficinas registr\u00f3 215,000 metros cuadrados (m<sup>2<\/sup>) de un espacio comercializado, esto representa un 36% por encima de lo que se tuvo en el mismo periodo del a\u00f1o anterior.<\/p>\n<p>De acuerdo con un an\u00e1lisis realizado por <a href=\"http:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>CBRE M\u00e9xico<\/strong><\/a>, la tasa de vacancia disminuy\u00f3 de 16.15% a 15.45% entre el registro de finales de 2017 y en este primer semestre del a\u00f1o en curso, a\u00fan con la incorporaci\u00f3n de alrededor de 200,000 metros cuadrados.<\/p>\n<p>\u00abEl dinamismo de oficinas registra precios competitivos que ha impulsado a la b\u00fasqueda de nuevas consolidaciones y cambios hacia edificios y eficientes, lo que posiciona al sector de oficinas como un mercado de oportunidades para las empresas\u00bb, explic\u00f3 en el reporte.<\/p>\n<p>A su vez, nuevos edificios se suman al mercado, ya que la oferta del segundo trimestre registr\u00f3 m\u00e1s de 50,000 m<sup>2<\/sup>\u00a0en dos edificios en los corredores de Polanco y Lomas Palmas; hasta el momento, la suma total, en lo que corresponde a una nueva oferta, es de 219,000 metros cuadrados.<\/p>\n<p>En tanto, la construcci\u00f3n se mantiene en 1.7 millones de m<sup>2<\/sup>\u00a0desde 2015, \u201cla cifra se deriva de la confianza de los inversionistas en el mercado corporativo para el desarrollo de nuevos proyectos\u201d destac\u00f3 la analizadora, quien tambi\u00e9n inform\u00f3 que para este segundo trimestre se iniciaron m\u00e1s de 100,000 m<sup>2<\/sup>\u00a0de construcci\u00f3n.<\/p>\n<p>Asimismo, se indica que <strong>Insurgentes, Polanco y Santa Fe<\/strong> concentran m\u00e1s del 70% de la construcci\u00f3n con 51 proyectos, los cuales estar\u00e1n listos en los pr\u00f3ximos cuatro a\u00f1os, mientras que hay 1.8 millones de m<sup>2<\/sup>\u00a0a\u00fan en proyecto con factibilidad de inicio y entrega para los siguientes cinco a\u00f1os.<\/p>\n<p>En lo que corresponde a la actividad en la comercializaci\u00f3n de espacios corporativos, se tiene un registro de 281,000 m<sup>2<\/sup>\u00a0que han sido comercializados en t\u00e9rminos de demanda bruta, ya sea terminados y en construcci\u00f3n en pre-arrendamiento.<\/p>\n<p>\u201cEn este periodo, la actividad se concentr\u00f3 principalmente en Perinorte, Santa Fe y Polanco de la absorci\u00f3n neta registrada, con inquilinos de Gobierno y Servicios Corporativos\u201d, detall\u00f3.<\/p>\n<p>Asimismo, la tasa de vacancia bajo con un registro de 15.45% \u00a0debido a la actividad en la comercializaci\u00f3n, entre las principales zonas que mostraron las mayores disminuciones se encuentran Perinorte, Perif\u00e9rico Sur y Azcapotzalco.<\/p>\n<p>Por su parte, el precio de salida en renta cerr\u00f3 en 24.64 d\u00f3lares por m<sup>2<\/sup> por mes, esto significa que hay un decremento promedio de 31 centavos de d\u00f3lar. Los precios m\u00e1s altos se concentraron en Lomas Palmas con 32.27 d\u00f3lares, Reforma con 29.45 y Bosques con 28.82, mientras que los precios m\u00e1s bajos se ubican en los mercados suburbanos en Azcapotzalco y Perinorte con un promedio de 19.25 d\u00f3lares por m<sup>2 <\/sup>por mes.<\/p>\n<p>La absorci\u00f3n neta del segundo trimestre registr\u00f3 46,000 m<sup>2<\/sup>; en lo que va del a\u00f1o se registran 215,000 m<sup>2<\/sup>, lo que significa un 36% por encima del mismo periodo del a\u00f1o anterior.<\/p>\n<p>En tanto, la absorci\u00f3n bruta, que incluye espacios en construcci\u00f3n, cerr\u00f3 con m\u00e1s de 90,000 m<sup>2<\/sup> y un acumulado de 281,000 m<sup>2 <\/sup>de los que 23% son espacios en pre-arrendamiento y
