{"id":73809,"date":"2018-07-03T10:51:27","date_gmt":"2018-07-03T15:51:27","guid":{"rendered":"https:\/\/centrourbano.com\/?p=73809"},"modified":"2018-07-03T10:52:45","modified_gmt":"2018-07-03T15:52:45","slug":"bajo-desarrollo-de-centros-comerciales-en-monterrey","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/bajo-desarrollo-de-centros-comerciales-en-monterrey\/","title":{"rendered":"Baj\u00f3 desarrollo de centros comerciales en Monterrey"},"content":{"rendered":"<p><em>La llegada de marcas de lujo a esta zona del pa\u00eds disminuir\u00e1 la construcci\u00f3n de Community Centers<\/em><br \/>\n<!--more--><\/p>\n<p>El desarrollo de centros comerciales en Monterrey, Nuevo Le\u00f3n, cerr\u00f3 2017 con tendencia a la baja, ya pas\u00f3 de 10.3 a 1.4%, con lo que el inventario alcanz\u00f3 los 24,000 metros cuadrados (m\u00b2), seg\u00fan cifras de la consultora inmobiliaria <a href=\"http:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\">CBRE<\/a>.<\/p>\n<p>Aunque se estima que para este a\u00f1o continuar\u00e1 la concentraci\u00f3n de centros comerciales en la capital del estado, pues actualmente abarca casi 40% de la oferta de la zona noreste, adem\u00e1s que se adicionar\u00e1n al menos dos centros comerciales a la ciudad.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/centros-mty.png\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-73816\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/centros-mty.png\" alt=\"\" width=\"700\" height=\"339\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/centros-mty.png 1417w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/centros-mty-300x145.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/centros-mty-768x372.png 768w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/centros-mty-1024x496.png 1024w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/a>\n<p>\u201cAdem\u00e1s de la construcci\u00f3n de Paseo Cumbres, se tienen diversos proyectos planteados en la Zona Metropolitana de Monterrey, como Altea Huinal\u00e1, en Apodaca y Altea Lincoln, en Monterrey\u201d.<\/p>\n<p>Asimismo, se prev\u00e9 que los nuevos centros comerciales disminuyan su proporci\u00f3n de Community Centers, esto debido a que se han recibido nuevas marcas de lujo que buscan satisfacer la demanda de la poblaci\u00f3n de altos ingresos que habitan esa zona del pa\u00eds, por lo que habr\u00e1 una migraci\u00f3n hacia los Lifestyle Centrs.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/econo-mty.png\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-73817\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/econo-mty.png\" alt=\"\" width=\"800\" height=\"219\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/econo-mty.png 1316w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/econo-mty-300x82.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/econo-mty-768x210.png 768w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/econo-mty-1024x280.png 1024w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/a>\n<p>\u201cPara el cierre de 2017, Monterrey y su Zona Metropolitana concentr\u00f3 un total de 1,686,883 m\u00b2, lo cual representa 7.7% del suelo utilizado para los centros comerciales del pa\u00eds. Se abrieron dos centros comerciales, por lo que esta zona termin\u00f3 con 53 inmuebles de este tipo\u201d.<\/p>\n<p>Finalmente, el inventario al t\u00e9rmino del a\u00f1o pasado se estabilizo, ya que 2015 fue record en crecimiento, con 22%, hubo dos aperturas y se registraron dos desarrollos en construcci\u00f3n.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>La llegada de marcas de lujo a
