{"id":73758,"date":"2018-06-29T17:47:11","date_gmt":"2018-06-29T22:47:11","guid":{"rendered":"https:\/\/centrourbano.com\/?p=73758"},"modified":"2018-06-29T17:47:11","modified_gmt":"2018-06-29T22:47:11","slug":"miramos-al-futuro-nuevas-formas-hipoteca-daniel-braatz","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/entrevistas\/miramos-al-futuro-nuevas-formas-hipoteca-daniel-braatz\/","title":{"rendered":"Miramos al futuro con nuevas formas de hipoteca: Daniel Braatz"},"content":{"rendered":"<p><em>FHipo, administrador de activos por 30,000 mdp, sella alianza con Smart Lending; ofrecen al mercado producto crediticio flexible y marcado por tecnolog\u00eda<\/em><!--more--><\/p>\n<p>Ante el aumento constante de las tasas de inter\u00e9s en M\u00e9xico durante el \u00faltimo a\u00f1o y medio, Daniel Braatz, director ejecutivo de <a href=\"http:\/\/fhipo.com\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Fideicomiso Hipotecario (FHipo)<\/strong><\/a>, apuesta por la diversificaci\u00f3n y la generaci\u00f3n de un producto financiero flexible y atractivo para los usuarios.<\/p>\n<p>En entrevista para <strong>Desde Centro Urbano<\/strong> el ejecutivo habl\u00f3 sobre la alianza entre su Fibra y la firma <a href=\"https:\/\/smartlending.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Smart Lending<\/strong><\/a>, cuya presentaci\u00f3n en la Bolsa Mexicana de Valores (BMV) tuvo lugar semanas atr\u00e1s. A su firma aliada la defini\u00f3 como \u201cuna nueva propuesta que consideramos disruptiva en t\u00e9rminos de originaci\u00f3n hipotecaria\u201d. Resalta sus innovaciones en materia de digitalizaci\u00f3n y tecnolog\u00eda con el objetivo de ofrecer al cliente una experiencia \u00e1gil y diferente.<\/p>\n<p>El nuevo producto crediticio est\u00e1 pensado en personas que busquen tasas bajas y plazos largos con un tiempo de respuesta corto. A la capacidad de Smart Lending para analizar a los aspirantes y otorgar los cr\u00e9ditos, FHipo a\u00f1adi\u00f3 como respaldo la solidez de\u00a0su capital, que equivale a\u00a0alrededor de 30,000 millones de pesos en activos.<\/p>\n<p>Braatz Zamudio explica que este lanzamiento es similar al que ofrecen bancos tradicionales; sin embargo, lo define como un producto que no est\u00e1 definido, pues se crea constantemente, adapt\u00e1ndose al cliente. Abarca posibilidades de plazo entre 10 y 30 a\u00f1os; inician a partir de un mill\u00f3n y medio de pesos y no hay limitantes al superar la cifra. Se dirigen a personas con ingresos mayores a 20,000 pesos mensuales, ya sea individualmente o con un familiar, pareja o amigo.<\/p>\n<p>La tasa de inter\u00e9s del cr\u00e9dito que ofrecen, de acuerdo con el financiero, es una de sus ventajas competitivas en el mercado: alcanza el 8.99% anual. \u201cNo buscamos ser un producto caro ni, como en otras originadoras hipotecarias, un producto que va a un segmento que tiene poco acceso bancario. Vamos al segmento que tiene acceso bancario pero nos queremos posicionar como un producto m\u00e1s eficiente, \u00e1gil y mucho m\u00e1s customizado\u201d, se\u00f1al\u00f3.<\/p>\n<p>M\u00e1s de dos a\u00f1os tom\u00f3 la discusi\u00f3n, planeaci\u00f3n y ejecuci\u00f3n de esta alianza. El desarrollo de infraestructura y la inversi\u00f3n para crear los algoritmos necesarios fueron partes del proceso. Sin embargo, de acuerdo con Braatz, a tres semanas de comenzar la originaci\u00f3n de cr\u00e9ditos, el mercado ha respondido de forma favorable. En ese mismo lapso, las acciones de FHipo registran un aumento sostenido de 12% en el mercado de valores.<\/p>\n<p>A pesar de la innovaci\u00f3n que significa el producto, ideal para atender de forma m\u00e1s \u00e1gil a clientes con necesidades complejas, el director se\u00f1ala que la base de la estrategia del fideicomiso sigue siendo el fortalecimiento de la originaci\u00f3n hipotecaria en el pa\u00eds. \u201cA mediano y largo plazo, la alianza ser\u00e1 vital para el funcionamiento de FHipo y para continuar diversific\u00e1ndonos;
