{"id":7235,"date":"2014-05-29T11:34:06","date_gmt":"2014-05-29T16:34:06","guid":{"rendered":"http:\/\/centrourbano.com\/?p=7235"},"modified":"2014-05-29T11:38:59","modified_gmt":"2014-05-29T16:38:59","slug":"aprueban-plan-de-desarrollo-urbano-en-san-pedro","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/urbanismo\/aprueban-plan-de-desarrollo-urbano-en-san-pedro\/","title":{"rendered":"Aprueban Plan de Desarrollo Urbano en San Pedro Garza Garc\u00eda"},"content":{"rendered":"<p><em>El proyecto\u00a0distingue tres tipos de estrategias de densificaci\u00f3n: zonas de edificios de gran altura, zonas de edificios m\u00e1s compactos y de altura media<\/em><br \/>\n<!--more--><\/p>\n<p>El municipio de San Pedro Garza Garc\u00eda en el estado de Nuevo Le\u00f3n ha sido visionario desde sus inicios, creando desarrollos residenciales de gran belleza ofreciendo servicios y equipamiento de primera clase a sus zonas, por ello, desde hace m\u00e1s de tres a\u00f1os se encontraba forjando un proyecto cuyas propuestas finalmente se aprobaron.<\/p>\n<p>El Plan de Desarrollo Urbano Municipal de San Pedro Garza Garc\u00eda distingue tres tipos de estrategias de densificaci\u00f3n: zonas de edificios de gran altura, zonas de edificios m\u00e1s compactos y de altura media (6 a 12 pisos) y la subdivisi\u00f3n de lotes grandes.<\/p>\n<p>Con lo anterior, pretende garantizar un mejor desarrollo inmobiliario, una mejor organizaci\u00f3n urbana, m\u00e1s protecci\u00f3n a la vivienda individual y colectiva, mejor movilidad, servicios en general y protecci\u00f3n al medio ambiente.<\/p>\n<p>De igual forma, se propone mantener las zonas de edificios de gran altura en Valle Oriente, Loma Larga y parte de las Avenidas Marg\u00e1in Zozaya y G\u00f3mez Mor\u00edn con la misma densidad; adem\u00e1s de mantener las zonas de edificios de altura media como el Centrito con la misma densidad, y propone redensificar algunas \u00e1reas habitacionales permitiendo la subdivisiones de lotes grandes.<\/p>\n<p>Tambi\u00e9n planea proteger las zonas residenciales existentes de la invasi\u00f3n de usos incompatibles y construcciones de gran altura que invaden la privacidad de la residencia adyacente.<\/p>\n<p>Este plan promueve el fortalecimiento de sub-centros urbanos con uso mixto y mayor densidad y la regeneraci\u00f3n de los corredores viales primarios como multifamiliares con peque\u00f1os nodos comerciales.<\/p>\n<p>En el municipio existen aproximadamente 649 hect\u00e1reas de suelo ocupado actualmente con uso comercial, mixto o de servicio. Comparado con el \u00e1rea urbana de 4 mil 399.89 hect\u00e1reas, representa 14.62% del \u00e1rea ocupada.<\/p>\n<p>En general, se pretende crear un desarrollo urbano que ofrezca una diversidad de vivienda, comercio, servicio y equipamiento de forma armoniosa, buscando siempre cuidar la calidad de vida de los ciudadanos.<\/p>\n<p>El objetivo de este plan son las proyecciones a 20 a\u00f1os de San Pedro para que crezca de forma ordenada, controlada y con alturas limitadas, puesto que algunos edificios pod\u00edan crecer m\u00e1s all\u00e1 de lo deseable.<\/p>\n<p>Trascendi\u00f3 que este proyecto comenz\u00f3 a planearse en el a\u00f1o 2011 con estudios t\u00e9cnicos y durante su proceso se someti\u00f3 a consultas ciudadanas que lo
