{"id":66797,"date":"2018-02-07T06:00:25","date_gmt":"2018-02-07T12:00:25","guid":{"rendered":"https:\/\/centrourbano.com\/?p=66797"},"modified":"2018-02-07T15:06:25","modified_gmt":"2018-02-07T21:06:25","slug":"crece-2-7-valor-vivienda-m2-vm","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/crece-2-7-valor-vivienda-m2-vm\/","title":{"rendered":"Crece 2.7% valor de vivienda por m2 en VM"},"content":{"rendered":"<p><em>Durante los meses de octubre y diciembre de 2017, la venta de vivienda en la Zona Metropolitana del Valle de M\u00e9xico registr\u00f3 una disminuci\u00f3n por arriba del 8% <\/em><!--more--><\/p>\n<p>Durante el 4T2017,  el valor promedio de venta por vivienda en el Valle de M\u00e9xico registr\u00f3 un incremento general de 3.6% y un aumento de 2.7% en el valor por metro cuadrado. <\/p>\n<p>De acuerdo con el reporte emitido por TInsa, este aumento en el valor promedio de venta se ha registrado durante los \u00faltimos trimestres. De manera particular indic\u00f3 que las zonas poniente y sur del Valle de M\u00e9xico registraron el mayor incremento, al observar un valor promedio de 56,806 y 52,376 pesos por m2 respectivamente. <\/p>\n<p>En este sentido, la firma dio a conocer que durante los \u00faltimos tres meses del a\u00f1o que concluy\u00f3, la venta de vivienda en la zona alcanz\u00f3 las 7,668 unidades, lo que representa una disminuci\u00f3n de 8.5% en relaci\u00f3n a las ventas alcanzadas en el 3T2017.<\/p>\n<p>\u201cLas unidades vendidas presentan un incremento del 8%  en comparaci\u00f3n con el 4T2016 y un decremento del 8.5% en comparaci\u00f3n con el trimestre anterior 3T2017, lo cual se deriva del 19S; as\u00ed como el ciclo natural del mercado por el  incremento de unidades ingresadas durante el a\u00f1o.<\/p>\n<p>\u201cEn el periodo se registraron 7,187 unidades nuevas ingresadas al mercado; quedando un total de 1,242 proyectos activos, donde el 87% corresponde a proyectos de vivienda vertical y un 13% a vivienda horizontal. Con respecto al trimestre anterior, al t\u00e9rmino del 4T2017 en la ZMCDMX se present\u00f3 un decremento del 4.2% en el stock disponible, pasando de 53,425 a 51,174 unidades.\u201d, detall\u00f3. <\/p>\n<p>Seg\u00fan lo reportado por la firma, 48% de las unidades desplazadas corresponden a la Ciudad de M\u00e9xico, mientras que 52% a los municipios conurbados del Estado de M\u00e9xico e Hidalgo.<br \/>\n\u201cEl comportamiento de las ventas del trimestre actual, respecto del 3T2017, fue positivo para los segmentos Popular con el 4.1%, Tradicional con el 7.2% y Medio con el 7.1%, que representan un total de 4,207 ventas\u201d, detall\u00f3 Tinsa. <\/p>\n<p>La firma report\u00f3 que la Zona norte del Valle de M\u00e9xico, conformada por los municipios de Coacalco, Cuautitl\u00e1n, Ecatepec, Huehuetoca, Nextlalpan, Nicol\u00e1s Romero, Tec\u00e1mac, Tizayuca, Tonanitla, Tultepec, Tultitl\u00e1n, Acolman y Zumpango, concentr\u00f3 el 39.9% de las ventas, es decir 3,058 unidades. <\/p>\n<p>Aunado a lo anterior, detall\u00f3 que la mayor concentraci\u00f3n de proyectos se concentra en la Zona Poniente (\u00c1lvaro Obreg\u00f3n, Cuajimalpa, Miguel Hidalgo, Atizap\u00e1n, Huixquilucan y Naucalpan) y Sur (Benito Ju\u00e1rez, Coyoac\u00e1n, Magdalena Contreras y Tlalpan) con 61.4% de los desarrollos activos al
