{"id":62330,"date":"2017-11-07T13:50:46","date_gmt":"2017-11-07T19:50:46","guid":{"rendered":"https:\/\/centrourbano.com\/?p=62330"},"modified":"2017-11-22T18:37:06","modified_gmt":"2017-11-23T00:37:06","slug":"crecio-portafolio-fibra-plus-activo-industrial","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/crecio-portafolio-fibra-plus-activo-industrial\/","title":{"rendered":"Creci\u00f3 portafolio de Fibra Plus con activo industrial"},"content":{"rendered":"<p><em>La transacci\u00f3n tuvo un monto de 20 millones de d\u00f3lares y generar\u00e1 ingresos por 2.5 millones<\/em><br \/>\n<!--more--><\/p>\n<p><a href=\"http:\/\/www.fibraplus.mx\/\" rel=\"noopener\" target=\"_blank\">Fibra Plus<\/a> ampli\u00f3 su portafolio con la adquisici\u00f3n de un conjunto de naves industriales distribuidas sobre una superficie de 73,634 metros cuadrados (m\u00b2), con \u00c1rea Bruta Rentable (ABR) de 40,204 m\u00b2 y tiene la capacidad de generar 2.5 millones de d\u00f3lares (mdd) en ingresos anuales. <\/p>\n<p>Seg\u00fan la informaci\u00f3n que dio a conocer el fideicomiso, el activo industrial se localiza en <a href=\"http:\/\/www.bajacalifornia.gob.mx\/portal\/index.jsp\" rel=\"noopener\" target=\"_blank\">Baja California<\/a>, cerca del <a href=\"https:\/\/www.puertoensenada.com.mx\/espi\/0000001\/inicio\" rel=\"noopener\" target=\"_blank\">Puerto de Ensenada<\/a>. La transacci\u00f3n tuvo un valor de 20.4 mdd, del que 70% fue liquidado mediante el pago en efectivo de 4.8 mdd y la entrega de 11.4 millones de Certificados Burs\u00e1tiles Fiduciarios Inmobiliarios (CBFIs), con valor de 9.5 mdd, el restante 30% ser\u00e1 pagado en efectivo. <\/p>\n<p>\u201cCon la adquisici\u00f3n de este activo, Fibra Plus establece una fuente de flujo de efectivo de manera inmediata sin cambiar su estrategia y tesis de inversi\u00f3n, ya que los inmuebles tienen componentes de desarrollo que podr\u00e1n generar, al menos, 290 mil d\u00f3lares de ingresos al a\u00f1o de los 2.5 millones\u201d, explic\u00f3 Rodrigo Gonz\u00e1lez, director general de Fibra Plus.<\/p>\n<p>Asimismo, se diversificar\u00e1 el portafolio al incorporar un proyecto industrial, segmento en el cual no se hab\u00eda incursionado hasta el momento. Adem\u00e1s, se solidifica el elemento de distribuci\u00f3n geogr\u00e1fica, ya que no se contaba con presencia en desarrollos en Baja California. <\/p>\n<p>\u201cEsta nueva a\u00f1adidura a nuestra cartera de activos no s\u00f3lo aporta a la diversificaci\u00f3n del portafolio, sino que brinda un componente operacional que nos otorgar\u00e1 retornos altos en d\u00f3lares y flujo de efectivo
