{"id":59280,"date":"2017-09-04T15:30:27","date_gmt":"2017-09-04T20:30:27","guid":{"rendered":"https:\/\/centrourbano.com\/?p=59280"},"modified":"2017-09-06T16:21:15","modified_gmt":"2017-09-06T21:21:15","slug":"sector-de-oficinas-de-la-cdmx-registra-sobreoferta","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/sector-de-oficinas-de-la-cdmx-registra-sobreoferta\/","title":{"rendered":"Sector de oficinas de la CDMX registra sobreoferta"},"content":{"rendered":"<p><em>Bosques de las Lomas y Polanco IV Secci\u00f3n son algunas de las colonias m\u00e1s caras\u00a0<\/em><\/p>\n<p><!--more--><\/p>\n<p>El mercado inmobiliario en la Ciudad de M\u00e9xico registr\u00f3 una sobreoferta al iniciar el a\u00f1o, este dato seg\u00fan un estudio realizado por <a href=\"http:\/\/www.cushmanwakefield.mx\/es-mx\/\"><strong>Cushman &amp; Wakefield<\/strong><\/a> para el segundo trimestre de 2017, en el que se mostr\u00f3 que existen 9.06 millones de metros cuadrados ocupados por oficinas.<\/p>\n<p>El estudio afirma que \u201cel t\u00e9rmino \u2018sobreoferta\u2019 ha sido empleado profusamente en el \u00faltimo trimestre, no obstante, el comportamiento del mercado apunta m\u00e1s bien a un desequilibrio entre oferta y demanda de una magnitud limitada, similar al de un ciclo normal del mercado\u201d.<\/p>\n<p>El espacio disponible para este sector en la ciudad es de 911,091 metros cuadrados del \u00a0cual, 726,094 corresponden s\u00f3lo a oficinas clase A. Para conocer si existe mayor oferta que demanda, el portal inmobiliario <a href=\"http:\/\/propiedades.com\/\"><strong>Propiedades.com<\/strong><\/a> realiz\u00f3 un top de las 10 colonias con mayor oferta.<\/p>\n<p>Entre ellas figuran Anzures, Bosques de las Lomas, Cuauht\u00e9moc, Lomas de Chapultepec, N\u00e1poles, Polanco IV Secci\u00f3n, Del Valle Centro, Roma Norte, Ju\u00e1rez y Roma Sur.<\/p>\n<p>De enero a julio de este a\u00f1o el precio promedio para adquirir una oficina en una de estas colonias era de 401.47 pesos por metro cuadrado, as\u00ed lo dio a conocer, Leonardo Gonz\u00e1lez, analista de Real Estate de Propiedades.com.<\/p>\n<p>Gonz\u00e1lez tambi\u00e9n dio a conocer el precio promedio por metro cuadrado en otras colonias como Bosques de las Lomas de 551.38 pesos, Lomas de Chapultepec de 606.06 pesos y Polanco IV Secci\u00f3n de 409.97 pesos que se encuentran por encima del precio promedio.<\/p>\n<p>Las colonias que se encuentran por debajo del promedio son Anzures de 280 pesos, Cuauht\u00e9moc de 315.79 pesos, N\u00e1poles de 350.13 pesos, Del Valle Centro de 320 pesos, Roma Norte de 284.38 pesos, Ju\u00e1rez de 300 pesos y Roma Sur de 310 pesos.<\/p>\n<p>Eric O\u2019Farrill, socio director de <a href=\"http:\/\/www.coldwellbanker.com.mx\/\"><strong>Coldwell Banker Urbana<\/strong><\/a>, destac\u00f3 que el pa\u00eds presenta un proceso de crecimiento en el mercado debido al aumento de la poblaci\u00f3n y que se regularizar\u00e1 dentro de cinco a\u00f1os.<\/p>\n<p>\u201cSomos un pa\u00eds que est\u00e1 creciendo. Se est\u00e1 incorporando d\u00eda a d\u00eda al mercado laboral un n\u00famero muy importante de gente, y esto va teniendo una absorci\u00f3n de tipo interno, simplemente por el crecimiento de la poblaci\u00f3n, como de gente que se va incorporando al mercado laboral o va poniendo sus empresas y va creciendo\u201d, indic\u00f3 el
