{"id":53946,"date":"2017-05-30T07:04:45","date_gmt":"2017-05-30T12:04:45","guid":{"rendered":"https:\/\/centrourbano.com\/?p=53946"},"modified":"2017-05-30T09:36:16","modified_gmt":"2017-05-30T14:36:16","slug":"danhos-confirmo-calificacion-aaa-fitch-ratings","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/danhos-confirmo-calificacion-aaa-fitch-ratings\/","title":{"rendered":"Danhos confirm\u00f3 su calificaci\u00f3n AAA por Fitch Ratings"},"content":{"rendered":"<p><em>El bajo riesgo en sus rentas se debe a sus contratos escalonados y a inquilinos de calidad<\/em><br \/>\n<!--more--><\/p>\n<p>Fitch Ratings ratific\u00f3 la calificaci\u00f3n AAA del Fideicomiso de Inversi\u00f3n y Bines Ra\u00edces (Fibra) Danhos, tanto en su escala nacional a largo plazo, como en sus Certificados Burs\u00e1tiles Fiduciarios (CBFs) con clave de pizarra DANHOS16 en AAA y en los CBFs con clave de pizarra DANHOS16-2 en AAA. <\/p>\n<p>Dicha valoraci\u00f3n se debe a la calidad s\u00f3lida de su portafolio, mismo que se caracteriza por una capacidad alta para generar ingresos por renta. Adem\u00e1s, incorporan la estructura del portafolio, el cual se encuentra en su totalidad libre de grav\u00e1menes, as\u00ed como por su perfil financiero robusto y niveles bajos de apalancamiento, en comparaci\u00f3n con otros fideicomisos. <\/p>\n<p>\u201cFitch estima que Danhos mantendr\u00e1 un apalancamiento total por debajo de 2 veces en el mediano plazo. Las calificaciones consideran que la concentraci\u00f3n de los ingresos por propiedad se diluya conforme los desarrollos nuevos entren en operaci\u00f3n y mientras la administraci\u00f3n mantenga la estrategia de una estructura de capital con niveles bajos de deuda y activos libres de grav\u00e1menes\u201d. <\/p>\n<p>Asimismo, Fitch detall\u00f3 que el portafolio de Danhos, que suma 8 complejos comerciales, 4 edificios de oficinas y 3 proyectos de usos mixtos, sustenta su calidad en buenas ubicaciones, est\u00e1ndares de construcci\u00f3n y acabados, composici\u00f3n de los arrendatarios y alto tr\u00e1fico de visitantes. <\/p>\n<p>\u201cHasta marzo de este a\u00f1o, el portafolio en operaci\u00f3n consist\u00eda en 695,000 metros cuadrados de superficie bruta alquilable (SBA). Al cierre del primer trimestre de 2017 la tasa de ocupaci\u00f3n de las propiedades totales fue de 86.6%. Fitch contempla dentro de su escenario base un fortalecimiento en las tasas de ocupaci\u00f3n mediante la estabilizaci\u00f3n de propiedades incorporadas entre 2016 y 2018. Finalmente, todas las propiedades se encuentran libres de gravamen, lo que le brinda una flexibilidad financiera mayor a la fibra\u201d. <\/p>\n<p>La agencia calificadora tambi\u00e9n inform\u00f3 que la compa\u00f1\u00eda tiene ingresos por rentas con bajo riesgo, ya que durante el primer trimestre, 22% de sus ingresos anuales fueron generados por 10 inquilinos importantes. <\/p>\n<p>Por lo que se estima que una cuarta parte de las rentas proceden de empresas de buena calidad, como Grupo Inditex, El Puerto Liverpool, Grupo Carso y Alsea, entre otras. Otro de los factores positivos, es que la mezcla de complejos comerciales y de oficinas, le permite tener un calendario escalonado en los contratos de arrendamiento. <\/p>\n<p>\u201cAl 31 de marzo de 2017, el porcentaje de los metros cuadrados con contratos que vencen en los siguientes 4 a\u00f1os fue de: 12.2% en 2017; 13.5% en 2018; 7.3% en 2019 y 14.9% en 2020. Fitch percibe bajo riesgo de renovaci\u00f3n de contratos; la tasa de renovaci\u00f3n de contratos se ha mantenido por arriba de 97% desde
