{"id":44880,"date":"2016-12-05T10:01:59","date_gmt":"2016-12-05T16:01:59","guid":{"rendered":"https:\/\/centrourbano.com\/?p=44880"},"modified":"2016-12-05T10:01:59","modified_gmt":"2016-12-05T16:01:59","slug":"baja-disponibilidad-industrial-en-monterrey","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/baja-disponibilidad-industrial-en-monterrey\/","title":{"rendered":"Baja disponibilidad industrial en Monterrey"},"content":{"rendered":"<p><em>El inventario industrial lleg\u00f3 a 8.6 millones de metros cuadrados<\/em><br \/>\n<!--more--><\/p>\n<p>Los espacios industriales de Monterrey registraron una tasa de disponibilidad de 4.5%, cifra que es la m\u00e1s baja en los \u00faltimos 6 a\u00f1os, seg\u00fan indicadores dados a conocer al cierre del tercer trimestre de este a\u00f1o por la empresa CBRE. <\/p>\n<p>De acuerdo con el reporte, durante los primeros nueve meses de este a\u00f1o se registraron m\u00e1s de 710,000 metros cuadrados comercializados. Tan s\u00f3lo en el tercer trimestre se comercializaron 334,000 metros, lo cual es una cifra record para cualquier a\u00f1o anterior a 2015, situaci\u00f3n que se dio por la llegada de KIA Motors y sus proveedores. <\/p>\n<p>\u201cEn este tercer trimestre tenemos que, en los submercados de la zona metropolitana de Monterrey, se registraron espacios en construcci\u00f3n por m\u00e1s de 480,000 metros cuadrados en donde el submercado de Apodaca cuenta con el 51.6% del metraje total en desarrollo\u201d, detalla el documento. <\/p>\n<p>A la fecha se registran 33 proyectos en construcci\u00f3n, la mayor concentraci\u00f3n se da en Apodaca, con 17 proyectos que suman 248,000 metros cuadrados, adem\u00e1s se tienen contemplados proyectos que podr\u00edan iniciar su construcci\u00f3n antes de que acabe el a\u00f1o.<\/p>\n<p>Asimismo, se termin\u00f3 la construcci\u00f3n de 233,000 metros cuadrados de espacios especulativos, edificaciones a la medida y la expansi\u00f3n de una nave existente, con lo que el inventario industrial lleg\u00f3 a 8.6 millones de metros cuadrados. <\/p>\n<p>Las zonas que demandaron mayores espacios de espacios Clase A fueron Apodaca y Santa Catarina, con el 68% de la demanda. Mientras que las operaciones de mayor relevancia fueron las built-tosuit, con el 53.7%; las operaciones de renta, con el 45.9% y un 0.4% con una expansi\u00f3n de nave existente.<\/p>\n<p>\u201cEn este trimestre, se registraron 26 operaciones que van desde operaciones de renta, edificaciones a la medida y expansi\u00f3n de nave existente. <\/p>\n<p>Asimismo, se han registrado alrededor de 69 movimientos en lo que va del a\u00f1o, en donde las operaciones de renta son las que predominan con 57 movimientos\u201d.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El inventario industrial
