{"id":44166,"date":"2016-11-18T13:18:48","date_gmt":"2016-11-18T19:18:48","guid":{"rendered":"https:\/\/centrourbano.com\/?p=44166"},"modified":"2016-11-18T13:33:13","modified_gmt":"2016-11-18T19:33:13","slug":"construira-fibra-inn-hotel-marriot-monterrey","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/construira-fibra-inn-hotel-marriot-monterrey\/","title":{"rendered":"Construir\u00e1 Fibra Inn hotel Marriott en Monterrey"},"content":{"rendered":"<p><em>El hotel estar\u00eda listo en el segundo trimestre de 2018, se invirtieron 10.7 mdo para el pago de la franquicia<\/em><br \/>\n<!--more--><\/p>\n<p>El fideicomiso Fibra Inn anunci\u00f3 que invirti\u00f3 27.3 millones de pesos para la compra de un terreno en Monterrey, en donde construir\u00e1 un hotel, este inmueble tendr\u00e1 una inversi\u00f3n estimada de 328 millones de pesos. <\/p>\n<p>El terreno est\u00e1 ubicado en las inmediaciones del Aeropuerto de Monterrey y se desarrollar\u00e1 un hotel Marriott, bajo el esquema de la f\u00e1brica de hoteles, mediante la atracci\u00f3n de inversionistas terceros. <\/p>\n<p>\u201cPara llevar a cabo el desarrollo, Fibra Inn llevar\u00e1 el liderazgo en un joint venture que se firmar\u00e1 con un grupo de inversionistas. La compa\u00f1\u00eda tendr\u00e1 una participaci\u00f3n que ser\u00e1 no menos del 12% y no m\u00e1s de un 20% de la inversi\u00f3n total, mantendr\u00e1 el control de la ejecuci\u00f3n de la obra, decisiones comerciales, definici\u00f3n del producto y la marca. La gesti\u00f3n operativa estar\u00e1 a cargo de Grupo Hotelero Prisma\u201d, explic\u00f3 el fideicomiso en un comunicado. <\/p>\n<p>Adem\u00e1s de la inversi\u00f3n, se realiz\u00f3 un pago de 1.2 millones de pesos por gastos de adquisici\u00f3n relacionados al pago de impuestos y gastos de due diligence. Asimismo, se ejercer\u00e1n 10.7 millones para el pago de la franquicia y trabajos de dise\u00f1o. <\/p>\n<p>A finales de este a\u00f1o se terminar\u00e1 la planeaci\u00f3n del proyecto y la construcci\u00f3n durar\u00eda 18 meses, podr\u00eda iniciar operaciones durante el segundo trimestre del 2018. Fibra Inn podr\u00eda tener la propiedad de este hotel al 100% entre cuarto y quinto a\u00f1o. <\/p>\n<p>\u201cLa formalizaci\u00f3n de los proyectos de la f\u00e1brica de hoteles sienta el precedente para el nuevo esquema de desarrollo de nuestros hoteles, ya que re\u00fane el capital de los socios inversionistas, la experiencia de los socios desarrolladores y el liderazgo y conocimiento de la industria hotelera de Fibra Inn\u201d, asegur\u00f3 Oscar Calvillo, director general de Fibra Inn. <\/p>\n<p>Finalmente, consider\u00f3 que con este esquema todas las partes ganan, adem\u00e1s que existe gran inter\u00e9s de los inversionistas por participar en este tipo de proyectos, pues el sector inmobiliario y la industria hotelera en M\u00e9xico se han fortalecido.
