{"id":41290,"date":"2016-10-04T11:15:15","date_gmt":"2016-10-04T16:15:15","guid":{"rendered":"https:\/\/centrourbano.com\/?p=41290"},"modified":"2016-10-04T11:15:15","modified_gmt":"2016-10-04T16:15:15","slug":"fibra-inn-analiza-terminar-contrato-asesoria","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/fibra-inn-analiza-terminar-contrato-asesoria\/","title":{"rendered":"Fibra Inn analiza terminar su contrato de asesor\u00eda"},"content":{"rendered":"<p><em>De concretarse, ahorrar\u00edan 20 millones de pesos en 2017 por este servicio<\/em><br \/>\n<!--more--><\/p>\n<p>Victor Zorrilla, presidente del Comit\u00e9 T\u00e9cnico de Fibra Inn, inform\u00f3 que el pr\u00f3ximo 11 de noviembre se someter\u00e1 a consideraci\u00f3n de los tenedores de Certificados Burs\u00e1tiles Fiduciarios Inmobiliarios (CBFIs) la propuesta que permitir\u00eda a la compa\u00f1\u00eda la internacionalizaci\u00f3n de los servicios de asesor\u00eda y terminar de manera anticipada el contrato con Asesor de Activos Prisma. <\/p>\n<p>\u201cLa internalizaci\u00f3n es el resultado de las negociaciones con el asesor con el fin de acordar la terminaci\u00f3n del contrato. El Comit\u00e9 T\u00e9cnico eval\u00faa las oportunidades estrat\u00e9gicas de negocio de acuerdo con las circunstancias presentes se ha detectado que hay preferencia por parte de los Inversionistas de FIBRAs y Real Estate Investment Trusts (REITs) por estructuras de administraci\u00f3n interna\u201d, explic\u00f3. <\/p>\n<p>Asimismo, la internacionalizaci\u00f3n de los servicios de asesor\u00eda se evalu\u00f3 de forma m\u00e1s extensa y generar las condiciones favorables para el crecimiento futuro del fideicomiso, con dicho proceso, en los t\u00e9rminos adecuados, podr\u00eda derivar en una mejor valuaci\u00f3n de Fibra Inn y beneficio inmediato a los tenedores actuales. <\/p>\n<p>\u201cEste proceso derivar\u00e1 en la eliminaci\u00f3n del honorario del asesor que se paga actualmente conforme al contrato; el monto que se paga actualmente es de 0.75% sobre el valor no depreciado de los activos, actualizado por inflaci\u00f3n trimestralmente. Este honorario se estableci\u00f3 al momento de la oferta p\u00fablica inicial, cuando la base de activos era sensiblemente menor a la actual\u201d.<\/p>\n<p>Tambi\u00e9n habr\u00eda una reducci\u00f3n en gastos administrativos, con lo que aumentar\u00eda el flujo de operaci\u00f3n e incrementar\u00eda la distribuci\u00f3n, pues en 2017 tendr\u00eda ahorros de 77,000,000 de pesos en asesor\u00eda. S\u00f3lo tendr\u00eda que desembolsar alrededor de 57,000,000 por las actividades que llevaba el asesor. <\/p>\n<p>Con dicha operaci\u00f3n, se espera que incremente la distribuci\u00f3n de efectivo en 1.9% durante el pr\u00f3ximo a\u00f1o, esto ya con la consideraci\u00f3n del efecto de diluci\u00f3n derivado de la emisi\u00f3n de CBFIs que se utilizar\u00edan para el pago al asesor y del incremento combinado de la internalizaci\u00f3n, as\u00ed como de los honorarios de lo que denominan F\u00e1brica de Hoteles en 9.3% en el 2017.<\/p>\n<p>\u201cAdem\u00e1s, se mejorar\u00e1 el gobierno corporativo al promover una mayor transparencia, ya que la administraci\u00f3n queda completamente en manos de los \u00f3rganos de decisi\u00f3n de la Fibra y por ende en sus Tenedores. El efecto de reducir costos y gastos e incrementar la distribuci\u00f3n, aunado a la mayor transparencia y alineaci\u00f3n de intereses en la administraci\u00f3n de la Fibra, derivar\u00eda en una
