{"id":40986,"date":"2016-09-28T09:56:19","date_gmt":"2016-09-28T14:56:19","guid":{"rendered":"https:\/\/centrourbano.com\/?p=40986"},"modified":"2016-09-28T09:59:06","modified_gmt":"2016-09-28T14:59:06","slug":"standard-poors-considero-estable-situacion-del-bim","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/standard-poors-considero-estable-situacion-del-bim\/","title":{"rendered":"Standard &#038; Poor\u2019s consider\u00f3 estable situaci\u00f3n del BIM"},"content":{"rendered":"<p><em>Consider\u00f3 que su posici\u00f3n de riesgo de d\u00e9bil por sus altos niveles de activos improductivos<\/em><br \/>\n<!--more--><\/p>\n<p>La calificadora Standard &#038; Poor\u2019s confirm\u00f3 sus calificaciones al Banco Inmobiliario Mexicano (BIM) de cr\u00e9dito de contraparte en escala nacional de largo plazo de mxBBB y de corto plazo de mxA-3, por la que la perspectiva de la instituci\u00f3n se considera estable. <\/p>\n<p>\u201cLas calificaciones de BIM reflejan nuestra opini\u00f3n sobre su posici\u00f3n de negocio como d\u00e9bil debido a la concentraci\u00f3n de sus ingresos por industria, cr\u00e9ditos puente e hipotecas, as\u00ed como su baja penetraci\u00f3n de mercado dentro del sistema bancario mexicano. Nuestra evaluaci\u00f3n sobre capital y utilidades de la entidad sigue siendo moderada\u201d, explic\u00f3 Standard &#038; Poor\u2019s. <\/p>\n<p>Adem\u00e1s, seg\u00fan su \u00edndice de capital ajustado por riego (RAC, por sus siglas in ingl\u00e9s) que proyectan, se mantendr\u00eda en 5.32% durante los 2 pr\u00f3ximos a\u00f1os. Asimismo, se considera su posici\u00f3n de riesgo como d\u00e9bil, ya que tienen un alto nivel de activos improductivos, como cartera vencida, bienes adjudicados y una baja cobertura de reservas en comparaci\u00f3n con el resto de la industria bancaria en M\u00e9xico. <\/p>\n<p>Tambi\u00e9n consideran que el fondeo del banco es inferior al promedio, debido a su alta concentraci\u00f3n de fondeo mayorista y una posici\u00f3n de liquidez moderada, situaci\u00f3n que se debe a la baja proporci\u00f3n de activos l\u00edquidos en su balance para hacer frente a sus obligaciones en corto plazo.  <\/p>\n<p>\u201cEl riesgo en el sistema financiero mexicano por desequilibrios econ\u00f3micos sigue siendo limitado, a pesar de que tanto los precios de la vivienda y el crecimiento del cr\u00e9dito han acelerado en los \u00faltimos meses. Seguiremos vigilando de cerca la trayectoria de estas dos variables, ya que en nuestra opini\u00f3n la expansi\u00f3n excesiva del cr\u00e9dito podr\u00eda derivar en mayor vulnerabilidad para el sistema financiero mexicano, dadas sus caracter\u00edsticas.<\/p>\n<p>\u201cCon respecto al riesgo de la industria, los bancos tienen una s\u00f3lida rentabilidad gracias a un entorno competitivo y a est\u00e1ndares adecuados para el establecimiento de precios. El marco regulatorio del sector ha mejorado de manera constante. Por otro lado, consideramos que el regulador se beneficiar\u00eda de una mayor cobertura del sistema financiero y una regulaci\u00f3n m\u00e1s estricta para las instituciones financieras no bancarias, particularmente enfocada en la prevenci\u00f3n de fraudes\u201d. <\/p>\n<p>Finalmente, la calificadora dijo que continuar\u00e1 la consideraci\u00f3n la posici\u00f3n de negocio del BIM como d\u00e9bil, pues concentran altos ingresos en cr\u00e9ditos puentes e hipotecas residenciales, sectores que son m\u00e1s vulnerables que otros de la industria. <\/p>\n<p>\u201cA pesar de tales concentraciones, el banco ha logrado mantener una tendencia positiva en sus ingresos operativos, un crecimiento del 10% durante los \u00faltimos 12 meses que concluyeron el 30 de junio de 2016.
