{"id":39314,"date":"2016-08-25T14:35:19","date_gmt":"2016-08-25T19:35:19","guid":{"rendered":"https:\/\/centrourbano.com\/?p=39314"},"modified":"2016-08-25T14:35:19","modified_gmt":"2016-08-25T19:35:19","slug":"fitch-ratings-evaluo-fibra-inn-aa","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/fitch-ratings-evaluo-fibra-inn-aa\/","title":{"rendered":"Fitch Ratings evalu\u00f3 a Fibra Inn con AA"},"content":{"rendered":"<p><em>En el primer semestre de este a\u00f1o la ocupaci\u00f3n hotelera de la compa\u00f1\u00eda alcanz\u00f3 60%<\/em><br \/>\n<!--more--><\/p>\n<p>La calificadora Fitch Ratings ratific\u00f3 la calificaci\u00f3n AA-(mex) al Fideicomiso de Inversi\u00f3n y Bienes Ra\u00edces (Fibra) Inn en su Fideicomiso Irrevocable, as\u00ed como en su emisi\u00f3n de certificados burs\u00e1tiles fiduciarios quirografarios, que tienen clave de pizarra FINN15 con vencimiento en 2021. <\/p>\n<p>\u201cLa calificaci\u00f3n de Fibra Inn incorpora el perfil de negocios enfocado en el segmento de hospedaje, calidad buena del portafolio de activos y niveles adecuados de ocupaci\u00f3n para el segmento hotelero. Tambi\u00e9n toma en cuenta la expectativa de que los indicadores de apalancamiento neto se mantengan en un rango de 4.5 a 6 veces, que la cobertura de intereses se ubique en alrededor de 4 veces y que los niveles de liquidez sean s\u00f3lidos\u201d, explic\u00f3 en un documento enviado a la Bolsa Mexicana de Valores (BMV). <\/p>\n<p>Detall\u00f3 que la calificaci\u00f3n est\u00e1 limitada por las caracter\u00edsticas de la industria, ya que las propiedades en renta enfocadas en hospedaje, son las que cuentan con el menor plazo de arrendamiento y con estabilidad baja en los flujos de efectivo; adem\u00e1s, se contempla el tama\u00f1o de Fibra Inn respecto a la industria hotelera de M\u00e9xico.  <\/p>\n<p>\u201cLa perspectiva estable de la calificaci\u00f3n en escala nacional de largo plazo incluye la expectativa de Fitch de que el perfil crediticio de Fibra Inn permanecer\u00e1 acorde a la calificaci\u00f3n AA-(mex) a trav\u00e9s de los ciclos econ\u00f3micos, asumiendo que se mantenga sin cambios la estructura de capital esperada de la compa\u00f1\u00eda. Adem\u00e1s, \u00e9sta refleja la calidad del portafolio de propiedades de FINN y la transici\u00f3n hacia una estructura con mayor proporci\u00f3n de activos libres de gravamen dentro del portafolio; lo que proporcionar\u00eda flexibilidad financiera adicional\u201d.<\/p>\n<p>Sobre algunos de los aspectos que se tomaron en cuenta, fueron su portafolio se propiedades, que hasta el 30 de junio de este a\u00f1o fue de 41 hoteles en operaci\u00f3n y que suman 6,806 cuartos. Con m\u00e1rgenes EBITDA de 29%, por lo que se anticipa una mejora hasta niveles superiores a 30% derivada la estabilizaci\u00f3n de varias de las propiedades que adquiri\u00f3 al final de 2014 y la reducci\u00f3n de gastos por adquisiciones.  <\/p>\n<p>\u201cAl 30 de junio de 2016, los niveles de ocupaci\u00f3n de Fibra Inn fueron de alrededor de 60%; comparan favorablemente con 58% de ocupaci\u00f3n en el mismo per\u00edodo de 2015 y son superiores a los registrados a nivel nacional en el segmento de ciudades, de acuerdo con la Secretar\u00eda de Turismo (Sectur), de aproximadamente 55%. El crecimiento de FINN y la demanda hotelera del segmento de hospedaje por negocios, en el cual se enfoca la empresa, son impulsados por el desempe\u00f1o industrial en M\u00e9xico y, a su vez,
