{"id":37004,"date":"2016-07-07T10:00:27","date_gmt":"2016-07-07T15:00:27","guid":{"rendered":"https:\/\/centrourbano.com\/?p=37004"},"modified":"2016-07-22T17:30:12","modified_gmt":"2016-07-22T22:30:12","slug":"perspectiva-del-sector-inmobiliario-mexico","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/opinion\/blog-de-invitado\/perspectiva-del-sector-inmobiliario-mexico\/","title":{"rendered":"Perspectiva del sector inmobiliario en M\u00e9xico"},"content":{"rendered":"<p>Por:\u00a0<b>Jaume Molet P\u00e9rez.<\/b><\/p>\n<p><span style=\"font-weight: 400;\">A principios de este a\u00f1o inici\u00e9 un nuevo reto al tomar el liderazgo de Lamudi, el mayor portal inmobiliario del Mundo, este reto no es otro que ayudar a m\u00e1s de 120 millones de mexicanos a encontrar la casa de sus sue\u00f1os. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Estos primeros meses al frente de Lamudi, me han permitido evaluar al detalle la situaci\u00f3n del mercado inmobiliario en M\u00e9xico. La recuperaci\u00f3n del sector de la construcci\u00f3n desde 2015, sumado al auge del ramo manufacturero en los estados del norte y la consolidaci\u00f3n de los rubros financiero en Monterrey y el tur\u00edstico en la regi\u00f3n sur del pa\u00eds, son par\u00e1metros que me hacen esperar un futuro pr\u00f3spero para la econom\u00eda de M\u00e9xico y en especialmente el de bienes ra\u00edces.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A todo ello, hay que a\u00f1adir el buen funcionamiento de los Fideicomisos de Inversi\u00f3n de Bienes Ra\u00edces (Fibras), que ofrecen mecanismos financieros para los proyectos inmobiliarios en sectores como el tur\u00edstico, industrial o de hospedaje, lo cual ha permitido establecer los mecanismos necesarios para invertir en el mercado de bienes ra\u00edces. Todo esto repercutir\u00e1 positivamente en una mayor demanda de espacios corporativos y comerciales, consolidando el mercado inmobiliario de la naci\u00f3n.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sin embargo, tambi\u00e9n existen riesgos que pueden impactar negativamente en el crecimiento del sector inmobiliario en M\u00e9xico. La volatilidad financiera a nivel global debido a la ca\u00edda de los precios del petr\u00f3leo, la apreciaci\u00f3n del d\u00f3lar y la inestabilidad en la zona Euro, son indicadores que pueden repercutir en los flujos de Inversi\u00f3n Extranjera Directa (IED) que reciba M\u00e9xico en el futuro pr\u00f3ximo. Una econom\u00eda emergente como la de M\u00e9xico, cuyas finanzas p\u00fablicas dependen en buena medida de la industria petrolera, no puede permanecer indiferente ante este contexto. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Est\u00e1 todav\u00eda por ver el impacto que tendr\u00e1 la reciente decisi\u00f3n del Reino Unido por salirse de la Uni\u00f3n Europea, sin embargo, esta decisi\u00f3n podr\u00eda beneficiar tambi\u00e9n al sector inmobiliario. Ante la incertidumbre, los inversionistas suelen refugiarse en activos m\u00e1s seguros como el d\u00f3lar, lo que lo fortalece m\u00e1s frente al peso. Un d\u00f3lar m\u00e1s fuerte puede ser un incentivo para que los inversionistas trasladen su capital hacia pa\u00edses cuyas monedas locales se hayan debilitado en sus tipos de cambio frente a la divisa estadounidense.
