{"id":33617,"date":"2016-04-20T08:41:55","date_gmt":"2016-04-20T13:41:55","guid":{"rendered":"https:\/\/centrourbano.com\/?p=33617"},"modified":"2016-04-19T23:48:50","modified_gmt":"2016-04-20T04:48:50","slug":"33617-2","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/reportajes\/33617-2\/","title":{"rendered":"Subir\u00e1 a 21 mmdd inversi\u00f3n inmobiliaria prevista a 2018"},"content":{"rendered":"<p><em>Los proyectos de vivienda media y residencial en la CDMX, a 95% de ejecuci\u00f3n: ADI<br \/>\n<\/em><!--more--><\/p>\n<p>Por Yareth Casanova y Mario V\u00e1zquez<\/p>\n<p>En el marco de The Real State Show 2016, el presidente de la Asociaci\u00f3n de Desarrolladores Inmobiliarios (ADI), Jaime Alverde Losada, dio a conocer que la inversi\u00f3n del sector inmobiliario en la Ciudad de M\u00e9xico est\u00e1 en 95% de ejecuci\u00f3n, en tanto que para el resto del pa\u00eds la misma oscila alrededor de 70 por ciento, mientras que aument\u00f3 la cifra de inversi\u00f3n prevista a 2018 por 21 mil millones de d\u00f3lares. <\/p>\n<p>\u201cSe comprometieron el a\u00f1o pasado una inversi\u00f3n de 18 mil millones de d\u00f3lares, que se ven\u00eda dando en todo tipo de proyectos, y con los nuevos proyectos que hemos venido trabajando los socios de la ADI, la nueva inversi\u00f3n inmobiliaria se ha ido a 21 mil 500 millones de d\u00f3lares, derivado de los nuevos proyectos que se han empezado a liberar\u201d, detall\u00f3.<\/p>\n<p>Cuestionado sobre el tipo de residencia que hay en la ciudad y que se est\u00e1 construyendo, dijo que lo que se est\u00e1 desarrollando son usos mixtos, en los cuales, no solamente incluye parte de vivienda, sino que hay centros comerciales y oficinas, lo que les est\u00e1 generando valor, en cuales, dijo, hay 80 proyectos de los 389 totales.<\/p>\n<p>\u201cEn el tema de los precios de terrenos definitivamente ha subido, y el costo de la tierra se ha venido incrementando, y es importante que la ciudad vaya a redensificarse y tener m\u00e1s crecimiento con las alturas y liberaci\u00f3n de alturas y lograr que la vivienda sea m\u00e1s accesible\u201d<\/p>\n<p>Se\u00f1al\u00f3 que en esta nueva etapa, la ADI trabaja en 389 proyectos con alrededor de 50 millones de metros cuadrados en varias zonas: \u201cLos proyectos importantes est\u00e1n sobre Paseo de la Reforma, colonia de las Granadas, el proyecto de Miyana, el desarrollo del Toreo, que sigue creciendo, y otros desarrolladores que est\u00e1n trabajando a nivel nacional como Monterrey, Guadalajara, M\u00e9xico y Quintana Roo\u201d.<\/p>\n<p><strong>Reutilizaci\u00f3n de recursos<br \/>\n<\/strong><!--more--><\/p>\n<p>Expres\u00f3 que entre los retos m\u00e1s importantes del sector es poder lograr que un porcentaje de las licencias que est\u00e1n pagando como derechos se queden en la zona, ya que con eso se va a lograr transformar las zonas: \u201cEstamos pagando licencias, todo tipo de agua, usos y eso lo pagas en la tesorer\u00eda; lo que queremos que ese dinero, un porcentaje se quede en la zona, y de esa forma vamos a transformar la zona en desarrollo. Alrededor de 30 por ciento puede ser suficiente\u201d.<\/p>\n<p>Dijo que en la Ciudad diariamente se desplazan 5 millones de autos d\u00eda a d\u00eda, por lo que es necesario que se desarrolle el tema de vivienda dentro de la propia ciudad, para que se tenga una mejor calidad de vida.<\/p>\n<p>\u201cLos desarrolladores vemos la inversi\u00f3n a largo plazo y a pesar de los factores internos que han venido afectando al pa\u00eds, nosotros le hemos apostado fuerte a M\u00e9xico y vamos a seguir haci\u00e9ndolo. <\/p>\n<p>Finalmente, destac\u00f3 la inversi\u00f3n por zonas: \u201cVemos zonas de crecimiento muy interesantes, la propia Ciudad de M\u00e9xico que es uno de los polos m\u00e1s importantes, son 9 mil millones, donde se llevan ejercido poco m\u00e1s de 95%, y el resto del pa\u00eds 65 a 70% en estados como Jalisco, Quintana Roo, Quer\u00e9taro, que son estados que han tenido un crecimiento derivado de la propia ciudad y nuestros recursos vienen de las fibras, empresas privadas, formas de inversi\u00f3n, donde el capital local ser\u00eda m\u00e1s de la mitad\u201d.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Los proyectos de vivienda media y residencial en
