{"id":31679,"date":"2016-03-08T11:41:25","date_gmt":"2016-03-08T17:41:25","guid":{"rendered":"http:\/\/centrourbano.com\/?p=31679"},"modified":"2016-03-08T11:44:40","modified_gmt":"2016-03-08T17:44:40","slug":"mercado-de-oficinas-en-monterrey-va-al-alza","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-de-oficinas-en-monterrey-va-al-alza\/","title":{"rendered":"Mercado de oficinas en Monterrey va al alza"},"content":{"rendered":"<p><em>Este a\u00f1o la <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/oferta\/\">#oferta<\/a> alcanzar\u00e1 m\u00e1s de un mill\u00f3n de metros cuadrados<\/em><br \/>\n<!--more--><\/p>\n<p>La <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/construccion-2\/\">#construcci\u00f3n<\/a> de <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/oficinas\/\">#oficinas<\/a> contin\u00faa en crecimiento en <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/monterrey\/\">#Monterrey<\/a>, ya que al cierre del a\u00f1o pasado registr\u00f3 una demanda de m\u00e1s de 62 mil metros cuadrados, que fue superior a la de 2014, cuando \u00e9sta se localiz\u00f3 en 50 mil metros cuadrados.  <\/p>\n<p>Lo anterior de acuerdo con informaci\u00f3n proporcionada por la consultora CBRE, en donde se detalla que al finalizar el a\u00f1o se registraron m\u00e1s de 167 mil metros cuadrados de construcci\u00f3n de espacios corporativos, sobre todo en las zonas de Valle Oriente y Marg\u00e1in-G\u00f3mez Mor\u00edn, en donde se concentran el 35 y 32 por ciento, respectivamente.<\/p>\n<p>En lo que respecta al inventario de espacio de oficinas, el reporte precisa que est\u00e1 por arriba de los 986 mil metros cuadrados, con un crecimiento de 14.3 por ciento, respecto al inventario final de 2014, que fue de 863 mil metros. En cuanto a la vacancia, se registr\u00f3 una tasa de 22.1 por ciento, lo que representa alrededor de 218 mil metros cuadrados.<\/p>\n<p>\u201cDesde los \u00faltimos 3 a\u00f1os la absorci\u00f3n neta ha ido en aumento, desde 2013 donde 26 mil metros cuadrados fueron comercializados hasta 2015, a\u00f1o record que triplica dicha cifra con 65 mil metros cuadrados\u201d, explica el documento.<\/p>\n<p>Se espera que estos espacios disponibles sean absorbidos por medio de la inversi\u00f3n extranjera y con corporativos nacionales. Para este a\u00f1o, se incorporar\u00e1n las oficinas que se ubicar\u00e1n en la Torre KOI, con m\u00e1s de 32 mil metros, de esta forma el inventario superar\u00e1 el mill\u00f3n de metros, con una disponibilidad de 22 por ciento.<\/p>\n<p>\u201cLa demanda continuar\u00e1 en crecimiento por parte de empresas nacionales e internacionales debido al crecimiento de la industria manufacturera y el
