{"id":30396,"date":"2016-02-17T14:30:24","date_gmt":"2016-02-17T20:30:24","guid":{"rendered":"http:\/\/centrourbano.com\/?p=30396"},"modified":"2016-02-17T14:30:51","modified_gmt":"2016-02-17T20:30:51","slug":"minimo-impacto-a-hipotecas-por-alza-en-tasas","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/minimo-impacto-a-hipotecas-por-alza-en-tasas\/","title":{"rendered":"M\u00ednimo impacto a hipotecas por alza en tasas"},"content":{"rendered":"<p><em>Cr\u00e9ditos hipotecarios podr\u00edan crecer un 3.5 por ciento por anuncio, aproximadamente<br \/>\n<\/em><br \/>\n<!--more--><\/p>\n<p>Ante el anuncio que hizo el Banco de M\u00e9xico sobre un alza a sus tasas de inter\u00e9s que tom\u00f3 la Junta de Gobierno del Banco, el cual decidi\u00f3 aumentar 50 puntos base el objetivo para la Tasa de Inter\u00e9s Interbancaria a un d\u00eda a 3.75  por ciento, por la volatilidad en los mercados internacionales, <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/scotiabank\/\">#Scotiabank<\/a> prev\u00e9 que habr\u00e1 poco impacto con el alza. <\/p>\n<p>En pl\u00e1tica con Centro <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/urbano\/\">#Urbano<\/a>, el director de Cr\u00e9dito Hipotecario de Scotiabank, <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/enrique-margain-pitman\/\">#Enrique Margain Pitman<\/a> hace unos d\u00edas coment\u00f3 en exclusiva lo que pasar\u00eda de presentarse un alza en las tasas de inter\u00e9s, como fue el caso del anuncio que hizo la Secretar\u00eda de Hacienda respecto a una contracci\u00f3n del 0.7% del PIB y el alza en la tasa de inter\u00e9s por parte de Banxico. <\/p>\n<p>Al preguntarle sobre el contexto internacional donde el precio del petr\u00f3leo est\u00e1 bajo tierra y el d\u00f3lar est\u00e1 en el cielo, con un contexto financiero sumamente dif\u00edcil, y sobre las dudas de la gente cuando va a comprar casa, las tasas de inter\u00e9s, se ha mantenido en muy buenos niveles, dijo que ser\u00eda poco el impacto.<\/p>\n<p>\u201cMira, en el tema el tema de la tasa de inter\u00e9s; la fuerte competencia que hay entre los bancos, este apetito por ganar mercado, por atender a los clientes, sobre todo acompa\u00f1arlos en el tema de una de las compras m\u00e1s importantes para comprar una <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/vivienda\/\">#vivienda<\/a> a trav\u00e9s de un cr\u00e9dito, indudablemente vemos que va a haber presi\u00f3n en las tasas de inter\u00e9s en estos momentos, sobre las tasas de inter\u00e9s de referencia, pero esto se va a dar de manera paulatina, posiblemente termine afectando las tasas de los cr\u00e9ditos hipotecarios pero yo te dir\u00eda, que un cambio -si se llega a presentar este a\u00f1o- ser\u00eda de medio punto porcentual, terminar\u00eda afectando, digamos el monto de cr\u00e9dito que t\u00fa les das a una persona o a una familia m\u00e1s o menos en 3.5 por ciento\u201d, afirm\u00f3. <\/p>\n<p>Dijo que este 3.5% ser\u00eda m\u00e1s o menos el incremento a la mensualidad, lo que traer\u00eda como consecuencia que las familias tomar\u00e1n una decisi\u00f3n de comprar una vivienda ligeramente de menor valor o diferir por un par de meses su decisi\u00f3n de compra. <\/p>\n<p>\u201cLa expectativa es que esto puede seguir creciendo a una tasa de 10%, que es la estimaci\u00f3n que tenemos. Tenemos el tema del bono demogr\u00e1fico, hay muchas personas y familias que necesitan comprar una vivienda, y hay gentes que necesitan comprar una vivienda para rentar y hay una necesidad real para comprar vivienda y las condiciones de los cr\u00e9ditos hipotecarios siguen siendo muy atractivas, digamos por los niveles de las tasas de inter\u00e9s, por la accesibilidad\u201d. <\/p>\n<p>Entre otras de las condiciones positivas para adquirir vivienda en M\u00e9xico es que se requiere entre 5% y 10% de enganche para comprarla, adem\u00e1s que tambi\u00e9n que hay una amplia gama de productos hipotecarios que permiten satisfacer necesidades espec\u00edficas de los clientes en materia de financiamiento.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Cr\u00e9ditos hipotecarios
