{"id":29870,"date":"2016-02-10T10:14:37","date_gmt":"2016-02-10T16:14:37","guid":{"rendered":"http:\/\/centrourbano.com\/?p=29870"},"modified":"2016-02-12T12:59:18","modified_gmt":"2016-02-12T18:59:18","slug":"monterrey-se-inclina-por-edificios-de-oficina-clase-aa","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/monterrey-se-inclina-por-edificios-de-oficina-clase-aa\/","title":{"rendered":"Monterrey se inclina por edificios de oficina Clase A\/A+"},"content":{"rendered":"<p><em> Se registraron 25 operaciones de renta y venta en espacios A\/A+<\/em><br \/>\n<!--more--><\/p>\n<p>De acuerdo a un reporte presentado por CBRE, al Cuarto Trimestre de 2015, en <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/monterrey\/\">#Monterrey<\/a> se encontraban en <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/construccion-2\/\">#construcci\u00f3n<\/a> m\u00e1s de 167 mil metros cuadrados de <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/edificios\/\">#edificios<\/a> de oficina Clase A\/A+, destacando el submercado Valle Oriente con 35.8 por ciento y Marg\u00e1in G\u00f3mez Mor\u00edn con 32.3 por ciento del total.<\/p>\n<p>Actualmente se encuentran en construcci\u00f3n 72.5 por ciento de edificios de Clase tipo A+ y 27.5 por ciento corresponde a Clase A, y se finalizaron m\u00e1s de 120 mil metros cuadrados de espacios Clase A\/A+. <\/p>\n<p>Para este 2016 se espera un <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/incremento\/\">#incremento<\/a> en la tasa, con la finalizaci\u00f3n del Corporativo Tr\u00e9bol. La entidad present\u00f3 una tasa de disponibilidad superior al 22 por ciento correspondiente en parte a la finalizaci\u00f3n de nuevo espacio de <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/oficinas\/\">#oficinas<\/a>.<\/p>\n<p>El precio de salida cerr\u00f3 en US$23.65\/metros cuadrados\/mes, mostrando una tendencia a la baja. Este decremento responde a la constante incorporaci\u00f3n de nuevos espacios Clase A\/A+ registrada durante todo 2015.<\/p>\n<p>A finales de diciembre se registr\u00f3 un aproximado de 25 operaciones de renta y venta de espacios Clase A\/A+.<\/p>\n<p>Los espacios que m\u00e1s solicitados fueron los edificios de Clase A+, con casi 8 mil metros cuadrados, mientras que los edificios de Clase A quedaron con 6 mil metros cuadrados, lo que represent\u00f3 la absorci\u00f3n bruta del cuarto trimestre. <\/p>\n<p>La absorci\u00f3n neta, que es la diferencia entre el espacio ocupado de este trimestre respecto del anterior, fue de 17 mil metros cuadrados, mostrando un incremento con respecto al trimestre anterior en donde la absorci\u00f3n neta fue de 10 mil metros cuadrados.<\/p>\n<p>La actividad de la absorci\u00f3n bruta o comercializaci\u00f3n del cuarto trimestre, fue de 14 mil metros cuadrados.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Se registraron 25 operaciones de
