{"id":29384,"date":"2016-01-29T10:07:28","date_gmt":"2016-01-29T16:07:28","guid":{"rendered":"http:\/\/centrourbano.com\/?p=29384"},"modified":"2016-01-29T10:21:40","modified_gmt":"2016-01-29T16:21:40","slug":"crece-96-5-el-portafolio-operativo-de-prologis","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/crece-96-5-el-portafolio-operativo-de-prologis\/","title":{"rendered":"Crece 96.5% el portafolio operativo de Prologis"},"content":{"rendered":"<p><em>La empresa cerr\u00f3 el a\u00f1o de manera positiva, con niveles r\u00e9cord de ocupaci\u00f3n y s\u00f3lido crecimiento en rentas<\/em><!--more--><\/p>\n<p>El Fideicomiso de Inversi\u00f3n en Bienes Ra\u00edces, especializado en inmuebles industriales clase A, <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/fibra-prologis\/\">#Fibra Prologis<\/a>, present\u00f3 su reporte correspondiente al cuarto trimestre y del <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/2015\/\">#2015<\/a>, en el que destac\u00f3 que, pese a no contar con resultados anteriores para comparar un crecimiento, dado que inici\u00f3 operaciones comerciales en la Bolsa Mexicana de Valores el 4 de junio de 2014, los resultados del cuarto trimestre representan el segundo periodo comparable a\u00f1o tras a\u00f1o de la nueva compa\u00f1\u00eda y para los criterios de medici\u00f3n operativos, el fideicomiso incluyo los resultados del portafolio antes de ser de su propiedad, cuando eran administradas por su patrocinador.<\/p>\n<p>De tal manera que la empresa destac\u00f3 el aumento de la ocupaci\u00f3n del portafolio operativo en 96.5%, las rentas efectivas crecieron un 10.5%, mientras que el NOI sobre mismas tiendas creci\u00f3 4.5%, adem\u00e1s de realizar adquisiciones por 120,600,000 de d\u00f3lares. <\/p>\n<p>Los fondos provenientes de operaciones (FFO) por Certificado Burs\u00e1til Fiduciario Inmobiliario (CBFI) alcanzaron en el cuarto trimestre 0.6850 pesos, comparado con los 0.5295 pesos en el mismo periodo de 2014.  Para el a\u00f1o 2015, el FFO por CBFI fue de 2.6226 pesos incluyendo una perdida cambiara realizada por CBFI de 0.5848 pesos proveniente del reembolso del impuesto al valor agregado que se pag\u00f3 al adquirir el portafolio inicial.<\/p>\n<p>Las utilidades netas bajo IFRS por CBFI en el cuarto trimestre fueron de 1.8128 pesos comparadas con 0.8847 pesos en el mismo periodo de 2014.  Para el a\u00f1o 2015, las utilidades netas bajo IFRS por CBFI fueron de 3.8804 pesos.<\/p>\n<p>\u00abCerramos un a\u00f1o excepcional en el cual logramos niveles records de ocupaci\u00f3n con
