{"id":29236,"date":"2016-01-27T10:03:33","date_gmt":"2016-01-27T16:03:33","guid":{"rendered":"http:\/\/centrourbano.com\/?p=29236"},"modified":"2016-01-27T10:05:06","modified_gmt":"2016-01-27T16:05:06","slug":"costo-del-dolar-no-debe-ser-factor-de-incremento-en-el-precio-de-inmuebles","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/costo-del-dolar-no-debe-ser-factor-de-incremento-en-el-precio-de-inmuebles\/","title":{"rendered":"Costo del d\u00f3lar no debe ser factor de incremento en el precio de inmuebles"},"content":{"rendered":"<p><em>Presidente de <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/ampi\/\">#AMPI<\/a> local indica que oferta y demanda regulan al mercado; s\u00f3lo habr\u00eda incremento si materias primas del extranjero cuestan m\u00e1s<\/em><br \/>\n<!--more--><\/p>\n<p>La actual situaci\u00f3n econ\u00f3mica del pa\u00eds no debe ser un factor para que se presente un encarecimiento de los <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/inmuebles\/\">#inmuebles<\/a>, mientras no se afecten recursos y materias primas que vengan del extranjero, as\u00ed lo considera <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/carlos-meana\/\">#Carlos Meana<\/a> Sari\u00f1ana, presidente de la Asociaci\u00f3n Mexicana de Profesionales Inmobiliarios (AMPI) de la Ciudad de M\u00e9xico. <\/p>\n<p>\u201cTenemos una capacidad suficientemente probada, lo ha se\u00f1alado la autoridad fiscal, Hacienda lo ha manifestado y no tenemos por qu\u00e9 tener un temor que normalmente el deslizamiento del peso frente al d\u00f3lar genera temas inflacionarios; s\u00ed la estamos viendo, pero a nivel mundial y se debe a las reservas de petr\u00f3leo, a una econom\u00eda globalizada y amuchas cosas m\u00e1s. Pero en el tema inmobiliario es la oferta y la demanda quienes regulan el tema\u201d, asegur\u00f3 despu\u00e9s de tomar protesta como presidente de la AMPI Ciudad de M\u00e9xico. <\/p>\n<p>Para Meana, los ajustes que se pueden realizar al momento de comprar una propiedad, que son de 10 por ciento en relaci\u00f3n al precio del inmueble, contribuyen tambi\u00e9n a que no se apliquen incrementos considerables en los precios, aunque dijo que se han notado signos especulativos en este tema. <\/p>\n<p>\u201cS\u00ed hay especulaciones, hay inmobiliarios que especulan con esta situaci\u00f3n y generan un tema de conflicto, yo creo que hay que ser prudentes. Mi recomendaci\u00f3n es a todos los que quieren tener un patrimonio a que inviertan en bienes ra\u00edces, en propiedades, razonalmente y racionalmente, para no caer en ning\u00fan juego especulativo que les pueda generar un conflicto de car\u00e1cter econ\u00f3mico\u201d. <\/p>\n<p>A\u00f1adi\u00f3 que en cuanto a la Ciudad de M\u00e9xico, este tema se ha presentado por el lado de los usos de suelo, ya que la disponibilidad ha propiciado esto, pues cada colonia tiene un uso que se debe respetar y tiene una cantidad limitada de viviendas que se pueden desarrollar. <\/p>\n<p>\u201cPor eso hay que ir de la mano con otras instancias para cuidar que si hay los servicios suficientes agua potable suficientes y todos trabajar de una manera correcta y ordenada, para no especular y generar esos conflictos, los desarrolladores apuestan su dinero para construir y vender una <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/vivienda\/\">#vivienda<\/a> correcta y adecuada, digna a todos los sectores de la poblaci\u00f3n, desde lo popular, media y media superior, esa es su raz\u00f3n, no hay que generar ning\u00fan tipo de especulaci\u00f3n\u201d, concluy\u00f3. <\/p>\n","protected":false},"excerpt":{"rendered":"<p>Presidente de #AMPI local indica que oferta y demanda regulan al mercado;
