{"id":26991,"date":"2015-12-11T10:32:30","date_gmt":"2015-12-11T16:32:30","guid":{"rendered":"http:\/\/centrourbano.com\/?p=26991"},"modified":"2015-12-11T10:33:14","modified_gmt":"2015-12-11T16:33:14","slug":"se-contempla-una-baja-en-el-dinamismo-de-creditos-para-vivienda","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/se-contempla-una-baja-en-el-dinamismo-de-creditos-para-vivienda\/","title":{"rendered":"Se contempla una baja en el dinamismo de cr\u00e9ditos para vivienda"},"content":{"rendered":"<p><em>Incremento en la <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/tasa-de-interes\/\">#tasa de inter\u00e9s<\/a> de la Reserva Federal afectar\u00e1 al financiamiento <\/em><\/p>\n<p>Aunque este los <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/creditos\/\">#cr\u00e9ditos<\/a> para <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/vivienda\/\">#vivienda<\/a> cerrar\u00e1n col alrededor de 120,000 millones de pesos, con el otorgamiento de 105,000 cr\u00e9ditos, el siguiente a\u00f1o podr\u00eda tener un crecimiento m\u00ednimo debido al alza en las tasas de inter\u00e9s de la Reserva Federal de Estados Unidos, lo que afectar\u00eda en los financiamientos que se otorgan en M\u00e9xico. <\/p>\n<p>Enrique Margain, director ejecutivo de Cr\u00e9dito Hipotecario de Scotiabank, explic\u00f3 que el crecimiento con el que se espera cerrar este a\u00f1o es de entre el 15% y 20% en relaci\u00f3n con el a\u00f1o pasado; sin embargo, el siguiente a\u00f1o podr\u00eda ser s\u00f3lo del 10%. <\/p>\n<p>Al participar en el seminario Nueva Coyuntura, organizado por Softec, Margain que este panorama \u201cpuede tener como consecuencia que las familias decidan comprar un inmueble de menor valor o posponer la compra de una casa, no se puede decir que no crezca el financiamiento, pero lo puede hacer a un menor ritmo\u201d, dijo. <\/p>\n<p>El experto financiero asegur\u00f3 que despu\u00e9s del alza de la Reserva Federal, el Banco de M\u00e9xico seguir\u00e1 la misma din\u00e1mica, con lo que el primer trimestre del a\u00f1o y de manera gradual se ver\u00e1n los primeros efectos por tipo de clientes. <\/p>\n<p>Los incrementos que se tiene considerados es de unos 50 puntos base y de 1%. Ejemplific\u00f3 que un cr\u00e9dito de 1,000,000 de pesos, que tiene una mensualidad de 8,000 pesos, el pago ser\u00eda de 1,000 pesos m\u00e1s.
