{"id":26545,"date":"2015-12-07T11:17:11","date_gmt":"2015-12-07T17:17:11","guid":{"rendered":"http:\/\/centrourbano.com\/?p=26545"},"modified":"2015-12-07T11:18:42","modified_gmt":"2015-12-07T17:18:42","slug":"viables-hipotecas-intraurbanas-para-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/entrevistas\/viables-hipotecas-intraurbanas-para-cdmx\/","title":{"rendered":"Viables, hipotecas intraurbanas para CDMX"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><em>Al cierre de a\u00f1o se espera inversi\u00f3n de 50 mmdp superior a 2014 en sector <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/vivienda\/\">#vivienda<\/a><\/em><!--more--><\/p>\n<p>La titular de la Comisi\u00f3n Nacional de Vivienda, (Conavi) Paloma Silva de Anzorena, inform\u00f3 que trabajan de manera conjunta con la C\u00e1mara Nacional de la Industria de Desarrollo y Promoci\u00f3n de Vivienda (Canadevi) Valle de M\u00e9xico, el Gobierno del Distrito Federal y la Secretar\u00eda de Desarrollo <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/urbano\/\">#Urbano<\/a> y Vivienda de la Ciudad de M\u00e9xico (Seduvi), para dise\u00f1ar una <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/hipoteca-intraurbana\/\">#hipoteca intraurbana<\/a>, para lo cual es importante incrementar sus opciones ya el precio del suelo todav\u00eda es muy alto en la capital del pa\u00eds.<\/p>\n<p>\u201cEso significa que donde hay vivienda unifamiliar, se produzcan viviendas con m\u00e1s niveles, y si est\u00e1n cercanas a las fuentes de transporte pues no pedir dos cajones de estacionamiento por vivienda, porque eso la va encareciendo\u201d, aclar\u00f3.<\/p>\n<p>Mencion\u00f3 que la dependencia a su cargo est\u00e1 en la mejor disposici\u00f3n para capitalizar la opci\u00f3n, as\u00ed como el trabajo en conjunto que se ha venido desarrollando en la Asamblea Legislativa del Distrito Federal (ALDF), e hizo \u00e9nfasis que en las ferias de vivienda presentadas recientemente en la capital, hay opciones con precio menor a 700 mil pesos, lo cual no se hab\u00eda visto de forma tan generalizada en los \u00faltimos dos a\u00f1os, lo que consider\u00f3 como un gran avance.<\/p>\n<p><strong>Cierre de a\u00f1o hist\u00f3rico<\/strong><\/p>\n<p>Cuestionada respecto a las expectativas del sector vivienda para 2016, Silva de Anzorena dijo que desde inicios del a\u00f1o entrante, ya se podr\u00e1n conocer los montos de subsidios con antelaci\u00f3n. \u201cCreo que va a ser un a\u00f1o muy bueno, incluso, creo mejor al 2015, a pesar de que 2015 ha sido hist\u00f3rico, porque vamos a conocer el monto de subsidios totales para el a\u00f1o desde el principio\u201d.<\/p>\n<p>Record\u00f3 que durante 2015 se tuvo primero un monto, luego otro y posteriormente hubo una ampliaci\u00f3n de los apoyos y eso detuvo un poco la obra de <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/construccion-2\/\">#construcci\u00f3n<\/a>, pero que al reactivarse los montos, espera un cierre de inversi\u00f3n, de por lo menos de 50 mil millones de pesos m\u00e1s grande que la del a\u00f1o pasado, lo que implica un crecimiento casi al doble que la econom\u00eda.<\/p>\n<p>Dijo adem\u00e1s que tan solo en lo que corresponde a la Ciudad de M\u00e9xico, hay 1.6 millones de potenciales derechohabientes que tienen cuenta de vivienda, por lo que est\u00e1n trabajando muy de cerca con la Asamblea Legislativa del Distrito Federal (ALDF) para que \u00e9stas cuentas sean atendidas.<\/p>\n<p>Para anterior se necesita, o actualizar la ley de vivienda o que se reactiven algunas normas, como la norma 26, adem\u00e1s de incrementar las factibilidades para que haya m\u00e1s vivienda intraurbana vertical, ya que la gran demanda que se presenta es en familias que ganan menos de 15 mil pesos, que son 7 salarios m\u00ednimos.<\/p>\n<p>\u201cUna familia con ingresos de 16 mil pesos tiene que destinar m\u00e1ximo a su vivienda 30%; estamos hablando de 4 mil 800 pesos, lo que alcanza para un cr\u00e9dito de 400 mil pesos o 370 mil m\u00e1s el subsidio, que lo puedes lograr de 71 mil, y as\u00ed pues tenemos que llegar a vivienda de menor valor\u201d, finaliz\u00f3.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>&nbsp;
