{"id":25978,"date":"2015-11-26T17:14:34","date_gmt":"2015-11-26T23:14:34","guid":{"rendered":"http:\/\/centrourbano.com\/?p=25978"},"modified":"2015-11-30T13:47:11","modified_gmt":"2015-11-30T19:47:11","slug":"mantiene-el-bajio-crecimiento-industrial","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mantiene-el-bajio-crecimiento-industrial\/","title":{"rendered":"Mantiene el Baj\u00edo crecimiento industrial"},"content":{"rendered":"<p><em>Destaca <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/queretaro\/\">#Quer\u00e9taro<\/a> con mayor dinamismo, 50% de los espacios comerciales se dieron en el estado<\/em><!--more--><\/p>\n<p>El crecimiento en la zona del <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/bajio\/\">#Baj\u00edo<\/a> contin\u00faa gracias a la demanda de espacio industrial por las empresas proveedoras de las armadoras automotrices que se instalan en la regi\u00f3n, as\u00ed como por un sector log\u00edstico y manufacturero cada vez m\u00e1s atractivo, motivo por el que, durante el tercer trimestre del a\u00f1o, el inventario en materia industrial creci\u00f3 6%, comparado con los dos trimestres anteriores, inform\u00f3 la consultora <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/cbre\/\">#CBRE<\/a> en su informe <em><a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/marketview\/\">#Marketview<\/a><\/em> para dicha zona.<\/p>\n<p>Aunque de manera general todos los estados del Baj\u00edo siguieron un ritmo positivo, durante el tercer trimestre, Quer\u00e9taro se destac\u00f3 por tener un dinamismo superior al del resto, ya que casi el 50% de los espacios comercializados se dio en esta zona. Expansiones de empresas ya establecidas, el arribo de nuevas que demandaron espacio especulativo y nuevos desarrollos hechos a la medida, fue lo que hizo que este mercado repuntara.<\/p>\n<p>Las empresas con mayor desarrollo son las del sector automotriz, aunque es en <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/guanajuato\/\">#Guanajuato<\/a> y <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/san-luis-potosi\/\">#San Luis Potos\u00ed<\/a> donde el crecimiento de estas empresas es m\u00e1s visible, ya que m\u00e1s del 80% de los proyectos actualmente en construcci\u00f3n corresponden a espacios hechos a la medida para este sector.<\/p>\n<p>El inventario de espacios industriales clase A, cerr\u00f3 con un total de siete millones 229 mil 18 metros cuadrados, de los cuales dos millones 729 mil 276 metros cuadrados se ubican en Quer\u00e9taro, con una tasa de disponibilidad de 12.1% y precio promedio de renta por metro cuadrado en 3.89 d\u00f3lares al mes; dos millones 411 mil 444 mil en Guanajuato, 5.1% de disponibilidad y 4.43 d\u00f3lares promedio; un mill\u00f3n 359 mil 594 en San Luis Potos\u00ed, 5.6% de disponibilidad y 4.19 d\u00f3lares de renta promedio; y 728 mil 703 a <a class=\"expresscurate_contentTags\" href=\"http:\/\/centrourbano.com\/tag\/aguascalientes\/\">#Aguascalientes<\/a>, que reporta 2.4% de disponibilidad y un precio de 3.89 d\u00f3lares por metro cuadrado de renta.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Destaca #Quer\u00e9taro con mayor dinamismo, 50% de
