Sin embargo muchos inversionistas entran al ramo inmobiliario y terminan desencantados con sus resultados. \u00bfPor qu\u00e9? \u00a0Nosotros predicamos que esto sucede porque no hay coincidencia entre el perfil de inversi\u00f3n y los veh\u00edculos seleccionados. Es decir que forzamos la venta de inmuebles por oportunidad que no necesariamente coincide con las preferencias financieras.<\/p>\n<p>Para maximizar el compromiso de un inversionista con el ramo inmobiliario tenemos que conocer a profundidad el perfil de inversi\u00f3n. Para ello, recomendamos reflexionar sobre los siguientes tres cuestionamientos.<\/p>\n<p><strong>1. \u00bfQui\u00e9n es el inversionista?<\/strong><\/p>\n<a href=\"http:\/\/centrourbano.com\/revista\/wp-content\/uploads\/uno.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-medium wp-image-25661\" src=\"http:\/\/centrourbano.com\/revista\/wp-content\/uploads\/uno-300x281.jpg\" alt=\"uno\" width=\"300\" height=\"281\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/uno-300x281.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/uno.jpg 594w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a>\n<p>Al hacer esta pregunta, nos referimos a la situaci\u00f3n que presentan sus flujos y su nivel de aversi\u00f3n al riesgo. Esta combinaci\u00f3n de variables genera 4 cuadrantes, como lo muestra la gr\u00e1fica:<\/p>\n<p>Es fundamental entender quien es el inversionista en funci\u00f3n de este primer enfoque.<\/p>\n<p>Es muy diferente buscar alternativas para un fondo familiar creciente que busca seguridad patrimonial que para alguien que busca especular y que el componente de bienes ra\u00edces sea su apuesta agresiva. Ubicarnos inicialmente en quienes somos ayudar\u00e1 a entrenar a nuestros ojos a buscar las oportunidades correctas.<\/p>\n<p><strong>2 \u00bfQu\u00e9 quiero?<\/strong><\/p>\n<p>&nbsp;<\/p>\n<a href=\"http:\/\/centrourbano.com\/revista\/wp-content\/uploads\/dos.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-medium wp-image-25662\" src=\"http:\/\/centrourbano.com\/revista\/wp-content\/uploads\/dos-300x280.jpg\" alt=\"dos\" width=\"300\" height=\"280\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/dos-300x280.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/dos.jpg 595w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a>\n<p>Entender que es lo que busca el inversionista desde su \u00f3ptica es la segunda parte fundamental en este perfilamiento. Las expectativas son claras (plusval\u00eda y flujo de efectivo), sin embargo el nivel de inter\u00e9s proporcional de cada uno termina arrojando cuatro tipos de propiedades:<\/p>\n<p>Aunque quisi\u00e9ramos que todas las propiedades fueran estrellas, la realidad es que son muy escasas y no forzosamente generan los mejores indicadores combinados. La llegada de las fibras tambi\u00e9n alert\u00f3 la existencia de un gran p\u00fablico buscando cash flow m\u00e1s que la plusval\u00eda \u2013que es poco tangible-.<\/p>\n<p><strong>3. \u00bfCu\u00e1nto quiero y cuando?<\/strong><\/p>\n<a href=\"http:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tres.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-medium wp-image-25663\" src=\"http:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tres-300x257.jpg\" alt=\"tres\" width=\"300\" height=\"257\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tres-300x257.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tres-768x659.jpg 768w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tres.jpg 774w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a>\n<p>Un problema que enfrentamos siempre es entender las expectativas concretas del inversionista y el momento del ciclo en el que estamos. En ese sentido y utilizando las cuatro definiciones del dinero de Gary Keller, encontramos esta matriz de momentos-expectativas.<\/p>\n<p>Y aunque las zonas marcadas en color parecen ser las situaciones deseadas obvias, la experiencia me dice que la gente no respeta mucho los momentos inmobiliarios. En ocasiones compara sus rendimientos en funci\u00f3n de su propia experiencia con otras inversiones (y otros momentos), lo cual hace muy compleja la evaluaci\u00f3n de resultados.<\/p>\n<p>Partir desde un deseo o tiempo malo puede provocar que el inversionista inicie con expectativas equivocadas. La combinaci\u00f3n de expectativas-timing es el tercer eslab\u00f3n en el perfil del inversionista.<\/p>\n<p>Descifrando el perfil<\/p>\n<p>La labor del desarrollador, equipo comercial y asesores inmobiliarios es tratar de entender el perfil del inversionista y cuadrar sus intenciones con realidades inmobiliarias.
