{"id":25647,"date":"2015-11-18T08:30:16","date_gmt":"2015-11-18T14:30:16","guid":{"rendered":"http:\/\/centrourbano.com\/?p=25647"},"modified":"2015-11-19T09:31:55","modified_gmt":"2015-11-19T15:31:55","slug":"crece-la-demanda-de-espacios-industriales-en-el-df","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/crece-la-demanda-de-espacios-industriales-en-el-df\/","title":{"rendered":"Crece la demanda de espacios industriales en el DF"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><em>Naucalpan y Vallejo no cuentan con espacio disponible, mientras que Tepotzotl\u00e1n reporta 28.5% de disponibilidad<\/em><!--more--><\/p>\n<p>La tasa de disponibilidad de espacios industriales en la Ciudad de M\u00e9xico report\u00f3 su nivel m\u00e1s bajo del a\u00f1o al final del tercer trimestre de 2015 al colocarse en 8.0%, adem\u00e1s cerr\u00f3 con 6 millones de metros cuadrados de espacios industriales clase A, coloc\u00e1ndose como el segundo mercado m\u00e1s grande del pa\u00eds, solo despu\u00e9s de Monterrey, y espera cerrar este a\u00f1o con por lo menos 6.2 millones de metros cuadrados, mientras que el cierre de 2016 se espera en por lo menos 7 millones.<\/p>\n<p>La tasa de disponibilidad se encuentra a la baja, despu\u00e9s de que, a principios de 2014 llegara a 10%, durante el periodo de julio a septiembre de este a\u00f1o tuvo una ca\u00edda de medio punto respecto al segundo trimestre, al perder medio punto porcentual y colocarse en 8%, representados en casi 483 mil metros cuadrados disponibles. Sin embargo, Tepotzotl\u00e1n contin\u00faa siendo el submercado con la mayor tasa de disponibilidad con casi 28.5%, debido al gran inter\u00e9s de los desarrolladores por construir en esta zona, caso contrario a Naucalpan donde no existe disponibilidad clase A o Vallejo en donde solo se encuentra el 0.5% y son consideradas zonas de reconversi\u00f3n.<\/p>\n<p>Asimismo, los precios de salida en la Zona Metropolitana del Valle de M\u00e9xico, se consolidan por arriba de los 5 d\u00f3lares por metro cuadrado al mes en casi todos sus corredores, excepto Huehuetoca y un promedio en el tercer trimestre de 5.21 d\u00f3lares por metro cuadrado, mientras que Cuautitl\u00e1n cerr\u00f3 en 5.39 d\u00f3lares mensuales;
