habitacionales <\/em><\/p>\n<p><!--more--><\/p>\n<p>Regularmente, los indicadores que se aportan para el an\u00e1lisis del sector vivienda abarcan los n\u00fameros de cr\u00e9ditos otorgados, modelos de negocio, implicaciones administrativas, los estados en donde \u00e9stos se aplican, pero en la actualidad, es menester relacionarlos con la interrelaci\u00f3n que tienen unos vecinos con otros, para tener m\u00e1s arraigo y convivencia, ya que un inmueble abandonado pierde plusval\u00eda con el tiempo.<\/p>\n<p>\u201cEsto representa lo que Infonavit ha estado planteando: el regreso del instituto a una hipotecaria mucho m\u00e1s social, que tome en cuenta las necesidades y requerimientos de los trabajadores que viven en las unidades habitacionales\u201d, afirm\u00f3 en entrevista Carlos Zedillo Velasco, director de T\u00e9cnica y Sustentabilidad del Infonavit.<\/p>\n<p>Explic\u00f3 que el negocio no es sacar m\u00e1s casas, \u201csi no generar mejores condiciones de vida, las cuales no s\u00f3lo est\u00e1n atribuidas al material de la vivienda, si no en su gran mayor\u00eda en las relaciones vecinales que se tienen al interior de los desarrollos habitacionales que financiamos\u201d.<\/p>\n<p>A\u00f1adi\u00f3 que como instituci\u00f3n este proceso implica entender que un mal desarrollo no s\u00f3lo es por una mala decisi\u00f3n en torno a cosas relacionadas a la infraestructura o financiamiento, si no que pudieran tener efectos sobre las relaciones vecinales o la cohesi\u00f3n social y ser\u00eda muy grave no atenderlo.<\/p>\n<p>\u201cEsto tiene un efecto positivo, inclusive, esto nos hace regresar sobre los aspectos financieros: nosotros ah\u00ed vemos una correlaci\u00f3n directa entre \u00edndices de cartera, o vivienda susceptible a ser abandonada a diferencia de los lugares donde hay buenas relaciones vecinales, donde las posibilidades de esta vivienda para verse abandonada son mucho menos\u201d.<\/p>\n<p>Afirm\u00f3 que en entornos habitacionales donde las personas hablan, se comunican, y participan tienden a ser lugares mucho m\u00e1s agradables para vivir y esto tiene repercusiones en lo social, financiero, y adem\u00e1s es un componente de sustentabilidad porque genera ese balance entre aspectos ambientales, responsabilidad, aspectos sociales, y el tema econ\u00f3mico.<\/p>\n<p>Zedillo Velasco dijo tambi\u00e9n que el \u00edndice social parte de una pol\u00edtica institucional. \u201cYa se aplic\u00f3 en el instituto; nosotros hicimos las primeras mediciones de cohesi\u00f3n social para poder hacer intervenciones en torno al compromiso 200 del Presidente Pe\u00f1a Nieto que ten\u00eda dos componentes fundamentales: medir carencias de infraestructura de en unidades habitacionales, y medir las relaciones vecinales\u201d.<\/p>\n<p>Finalmente se\u00f1al\u00f3 que este tipo de estudios est\u00e1n para analizarse y mejorarse y que es parte de lo que la investigaci\u00f3n tiene que hacer: medir, aplicar, mejorar y aprender de los procesos, ya que con ellos se mejoran las necesidades de los trabajadores mexicanos y la vivienda que se financia en el
