{"id":22167,"date":"2015-08-07T14:46:26","date_gmt":"2015-08-07T19:46:26","guid":{"rendered":"http:\/\/centrourbano.com\/?p=22167"},"modified":"2015-08-11T17:49:27","modified_gmt":"2015-08-11T22:49:27","slug":"estable-el-sector-industrial-en-el-df","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/estable-el-sector-industrial-en-el-df\/","title":{"rendered":"Estable el sector industrial en el DF"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><em>Se espera que la zona cierre el a\u00f1o con 6.4 millones de metros cuadrados en el inventario industrial<\/em><!--more--><\/p>\n<p>Las nuevas inversiones de empresas internacionales representan un fuerte crecimiento para el mercado industrial de pa\u00eds, en particular de la ciudad de M\u00e9xico, donde se consolida como un mercado maduro y din\u00e1mico al cerrar el segundo trimestre del a\u00f1o con casi 5.9 millones de metros cuadrados en espacios industriales clase A, lo que representa un incremento de 183 mil metros cuadrados respecto al trimestre anterior, seg\u00fan datos del reporte correspondiente al segundo trimestre del a\u00f1o de\u00a0CBRE, sobre oficinas e industriales.<\/p>\n<p>Desde 2012 se ha presentado un crecimiento en los espacios de este tipo, ya que han ingresado al mercado un poco m\u00e1s de 1.8 millones de metros cuadrados y han sido absorbidos 2 millones de metros cuadrados de espacios nuevos y ya existentes.<\/p>\n<p>Respecto a la actividad de construcci\u00f3n en el segundo trimestre de 2015 casi 422 mil metros cuadrados est\u00e1n en desarrollo, concentrados en 3 corredores principalmente; Cuautitl\u00e1n con el 43% y con el proyecto m\u00e1s grande, en el Prologis Park Izcalli de casi 52 mil metros cuadrados, Tepotzotl\u00e1n con el 37% y Tultitl\u00e1n el 15% de los metros en construcci\u00f3n. Los desarrolladores con mayor actividad son Sibra Capital con el 23% y Prologis con el 15%.<\/p>\n<p>Adem\u00e1s, se apuesta tambi\u00e9n por una nueva tendencia con los Microparks o Minibodegas, pues en los \u00faltimos a\u00f1os se han creado por lo menos 11 desarrollos de este tipo, lo que representa poco m\u00e1s de 200 mil metros cuadrados, de los que han sido entregaos casi el 80%.<\/p>\n<p>Respecto a los niveles de comercializaci\u00f3n, durante el segundo trimestre la absorci\u00f3n bruta (espacio comercializado), cerr\u00f3 en 176 mil metros cuadrados, con un promedio de transacci\u00f3n de 7,300 metros cuadrados. Como ya es tendencia Cuautitl\u00e1n y Tultitl\u00e1n participan con los mayores niveles de absorci\u00f3n con el 41% y 37% respectivamente. El desarrollador que concentr\u00f3 la mayor absorci\u00f3n fue Parks con el 46% de total.<\/p>\n<p>Hasta el momento se ha incrementado en 12.9% promedio anual el inventario, por lo que se espera que el inventario industrial Clase A en la zona metropolitana del Valle de M\u00e9xico cierre el a\u00f1o con casi 6.4 millones de metros cuadrados.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>&nbsp;
