{"id":21968,"date":"2015-08-05T13:00:01","date_gmt":"2015-08-05T18:00:01","guid":{"rendered":"http:\/\/centrourbano.com\/?p=21968"},"modified":"2015-08-12T09:51:49","modified_gmt":"2015-08-12T14:51:49","slug":"crecen-desarrollos-de-naves-industriales-en-saltillo","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/crecen-desarrollos-de-naves-industriales-en-saltillo\/","title":{"rendered":"Crecen desarrollos de naves industriales en Saltillo"},"content":{"rendered":"<p><em>Se registran 2.2 millones de metros cuadrados en inventario Clase A<\/em><\/p>\n<p><!--more--><\/p>\n<p>Saltillo, uno de los mercados con gran actividad industrial en la zona norte, sigue siendo una de las regiones donde los desarrollos de naves industriales de tipo BTS (Built to Suit o desarrollo a la medida en espa\u00f1ol) predominan, conformando casi 73.5% del metraje industrial en construcci\u00f3n, as\u00ed lo dicen informes de investigaci\u00f3n realizados por CBRE, empresa mundial especializada en consultor\u00eda, comercializaci\u00f3n y servicios inmobiliarios.<\/p>\n<p>Con la entrada de nuevo metraje al inventario industrial Clase A en la regi\u00f3n con respecto a expansiones de naves existentes y una nave especulativa, el mercado industrial de Saltillo registra un aumento del 1.1% con respecto al trimestre anterior de este a\u00f1o y un incremento del 9.7% con respecto al mismo periodo de hace un a\u00f1o, con esto el inventario Clase A de Saltillo alcanza los 2.2 millones de metros cuadrados.<\/p>\n<p>Se espera que el crecimiento contin\u00fae en lo que resta del a\u00f1o ya que actualmente se registran 202,000 metros cuadrados en construcci\u00f3n de los que 148,000 pertenecen a edificaciones BTS.<\/p>\n<p>Por su parte, Arteaga es el submercado con mayor demanda durante el segundo trimestre del a\u00f1o, al reportar una comercializaci\u00f3n de espacio industrial Clase A de 63,000 metros cuadrados.<\/p>\n<p>Para este trimestre, el precio promedio de renta de naves industriales se mantiene estable en comparaci\u00f3n al primer trimestre del a\u00f1o con 4.09 d\u00f3lares al mes por metro cuadrado. Saltillo cuenta con el precio m\u00e1s bajo de\u00a03.95 d\u00f3lares al mes por metro cuadrado mientras que Ramos Arizpe mantiene el precio m\u00e1s alto con 4.26
