{"id":21625,"date":"2015-07-28T11:48:26","date_gmt":"2015-07-28T16:48:26","guid":{"rendered":"http:\/\/centrourbano.com\/?p=21625"},"modified":"2015-07-28T11:49:00","modified_gmt":"2015-07-28T16:49:00","slug":"21625","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/21625\/","title":{"rendered":"FHipo adquiri\u00f3 m\u00e1s cartera de Infonavit"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><em>En el proceso de consolidaci\u00f3n de su portafolio hipotecario durante 2T15, alcanzaron una utilidad neta de 182.5 millones de pesos<\/em><\/p>\n<p><!--more--><\/p>\n<p>&nbsp;<\/p>\n<p>El director general de Fideicomiso Hipotecario FHipo, Alfredo Vara, al dar a conocer el balance de sus resultados del segundo trimestre terminado el 30 de junio de 2015, dio a conocer que adquirieron a trav\u00e9s de una subasta, la adquisici\u00f3n de 6,000 millones de pesos en hipotecas del instituto.<\/p>\n<p>\u201cNuestro m\u00e1s reciente logro fue la participaci\u00f3n en la subasta del Programa Infonavit M\u00e1s Cr\u00e9dito, en la cual obtuvimos una asignaci\u00f3n de 6,000 millones en cr\u00e9ditos hipotecarios, mismos que el Infonavit estima originar durante los pr\u00f3ximos 18 meses cerca del 40% del monto subastado. Este suceso agregar\u00e1 valor a la cartera hipotecaria de FHipo al diversificar su portafolio e impulsar considerablemente la capacidad de originaci\u00f3n del veh\u00edculo. La originaci\u00f3n de estos cr\u00e9ditos comenzar\u00e1 a mediados del tercer trimestre de 2015\u201d, inform\u00f3.<\/p>\n<p>Tambi\u00e9n dijo que su hipotecario mantiene niveles de rendimientos atractivos, con un retorno sobre activos anualizado de 8.9% y un retorno sobre patrimonio anualizado de 9.0% durante el trimestre. Asimismo, en el segundo trimestre de 2015 obtuvieron una utilidad neta sujeta a distribuci\u00f3n por CBFI (<em>EPS<\/em>) de 0.529 pesos, lo que resulta, despu\u00e9s de aplicar su pol\u00edtica de distribuci\u00f3n del 95% sobre dicha utilidad, una distribuci\u00f3n por CBFI de 0.503 pesos.<\/p>\n<p>Por \u00faltimo, en el informe se detall\u00f3 que la Utilidad Neta obtenida durante el segundo trimestre de 2015 fue de 182.5 millones de pesos y, de acuerdo a su pol\u00edtica de distribuci\u00f3n (95%), la Utilidad Neta a distribuir es de 173.4 millones de pesos.<\/p>\n<p>Por otro lado, la estimaci\u00f3n para cr\u00e9ditos Incobrables reconocida en los resultados del 2T15 fue de 8.4 millones de pesos. El saldo de la estimaci\u00f3n para cr\u00e9ditos incobrables en el Balance General al 30 de junio de 2015 es de 39.3 millones de pesos.<\/p>\n<p>Finalmente en cuanto al rubo de cobertura de analistas, se dio a conocer que las recomendaciones de Credit Suisse Casas de Bolsa fue outperform con un precio de 30 pesos; Morgan Stanley tambi\u00e9n la mantuvo en el mismo sentido, pero con un precio de 28 pesos, en tanto que Nau-Securities la mantuvo en neutral con un precio de 28.30-<\/p>\n<p><strong>Cobertura de Analistas <\/strong><\/p>\n<ul>\n<li>Credit Suisse Casa de Bolsa M\u00e9xico, S.A. de C.V.<\/li>\n<li>Morgan Stanley Casa de Bolsa M\u00e9xico, S.A.
