El aumento ocurri\u00f3 a medida que nuevos proyectos concluyeron y ampliaron la oferta disponible en el mercado.<\/p>\n<p>De acuerdo con Solili, entre agosto de 2025 y julio de 2026 <strong>se incorporaron 1.4 millones de m\u00b2 de nueva oferta<\/strong> al inventario industrial de la capital. Esta superficie increment\u00f3 los espacios disponibles para empresas que buscan instalar o ampliar operaciones en la regi\u00f3n.<\/p>\n<p>Los mayores niveles de vacancia se concentraron en el corredor <strong>Cuautitl\u00e1n, con 28% del total<\/strong>, seguido por Toluca con 20% y Zumpango con 14%. A su vez, Tepotzotl\u00e1n reuni\u00f3 13% y Tultitl\u00e1n 10% de los espacios disponibles.<\/p>\n<h2>Demanda industrial mantiene actividad<\/h2>\n<p>El incremento de la oferta ocurri\u00f3 en paralelo con una demanda industrial que mantiene un ritmo elevado. Durante julio, la <strong>Ciudad de M\u00e9xico registr\u00f3 155,000 m\u00b2 de demanda<\/strong>, equivalentes a 35% del total nacional, con lo que se coloc\u00f3 como el mercado con mayor actividad del pa\u00eds.<\/p>\n<p>Este comportamiento muestra que el <strong>aumento de la disponibilidad no ha detenido el arrendamiento de espacios industriales<\/strong>. La capital contin\u00faa concentrando una parte importante de la demanda nacional, mientras las empresas aprovechan el inventario disponible para establecer o ampliar operaciones.<\/p>\n<p>Al mismo tiempo, los desarrolladores mantienen proyectos en marcha. Actualmente, <strong>cerca de 1 mill\u00f3n de m\u00b2 se encuentran en construcci\u00f3n<\/strong>, superficie que permitir\u00e1 ampliar nuevamente el inventario industrial una vez que concluya su desarrollo.<\/p>\n<p>Con ello, el mercado industrial de la Ciudad de M\u00e9xico enfrenta un escenario de mayor oferta, pero tambi\u00e9n conserva niveles elevados de demanda. La evoluci\u00f3n de ambos indicadores determinar\u00e1 el ritmo al que los nuevos espacios puedan incorporarse y absorberse durante los pr\u00f3ximos
