De acuerdo con el \u00cdndice SHF de Precios de la Vivienda en M\u00e9xico, <strong>17 estados registraron un crecimiento superior al promedio nacional de 7.9%<\/strong>, mientras que otros 15 presentaron variaciones por debajo de este nivel.<\/p>\n<p>La diferencia entre entidades muestra que el incremento registrado a nivel nacional no se distribuy\u00f3 de manera uniforme durante los primeros seis meses del a\u00f1o. Mientras algunos mercados habitacionales avanzaron a un ritmo mayor, otros registraron incrementos m\u00e1s moderados.<\/p>\n<h2>Los mercados metropolitanos con mayor crecimiento<\/h2>\n<p>El comportamiento tambi\u00e9n present\u00f3 <strong>diferencias entre las principales zonas metropolitanas del pa\u00ed<\/strong>s. Guadalajara encabez\u00f3 el crecimiento durante el primer semestre, con una apreciaci\u00f3n de 11.1%, seguida por Tijuana, con 9.7 por ciento.<\/p>\n<p>Por su parte, Puebla-Tlaxcala registr\u00f3 un aumento de 8.5%, mientras que Monterrey avanz\u00f3 8.3% y Le\u00f3n alcanz\u00f3 un crecimiento de 7.9 por ciento.<\/p>\n<p>En contraste, Quer\u00e9taro present\u00f3 una variaci\u00f3n de 5.6%, Toluca de 5.1% y el Valle de M\u00e9xico de 4.6% durante el mismo periodo.<\/p>\n<h2>Diferencias entre entidades<\/h2>\n<p>A nivel estatal, el \u00cdndice SHF identific\u00f3 dos grupos de comportamiento. Por un lado, <strong>17 entidades superaron el crecimiento nacional de 7.9%<\/strong>; por otro, 15 estados registraron una apreciaci\u00f3n menor a ese nivel.<\/p>\n<p>&nbsp;<\/p>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-163538\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2026-08-13-171627.png\" alt=\"\" width=\"580\" height=\"328\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2026-08-13-171627.png 704w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2026-08-13-171627-300x170.png 300w\" sizes=\"auto, (max-width: 580px) 100vw, 580px\" \/>\n<p>Este comportamiento contrasta con el resultado nacional registrado durante el periodo. Entre abril y junio, el \u00cdndice SHF mostr\u00f3 una apreciaci\u00f3n de 7.3% frente al segundo trimestre de 2025, mientras que en el acumulado enero-junio el crecimiento alcanz\u00f3 7.9 por ciento.<\/p>\n<p>De esta manera, el comportamiento territorial del mercado habitacional mostr\u00f3 diferencias tanto entre entidades como entre zonas metropolitanas. <strong>Guadalajara, Tijuana y Puebla-Tlaxcala se ubicaron entre las \u00e1reas metropolitanas con mayores incrementos<\/strong>, mientras que el Valle de M\u00e9xico, Toluca y Quer\u00e9taro presentaron avances inferiores al
