{"id":162995,"date":"2026-07-17T16:55:15","date_gmt":"2026-07-17T22:55:15","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=162995"},"modified":"2026-07-17T16:55:15","modified_gmt":"2026-07-17T22:55:15","slug":"vivienda-media-mercado-celaya","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/vivienda-media-mercado-celaya\/","title":{"rendered":"Vivienda media domina el mercado habitacional de Celaya"},"content":{"rendered":"<p><em><span class=\"TextRun SCXW45927984 BCX0\" lang=\"ES-MX\" xml:lang=\"ES-MX\" data-contrast=\"auto\"><span class=\"NormalTextRun SCXW45927984 BCX0\">La zona metropolitana\u00a0<\/span><span class=\"NormalTextRun SCXW45927984 BCX0\">de Celaya\u00a0<\/span><span class=\"NormalTextRun SCXW45927984 BCX0\">registra 25 proyectos habitacionales con 2,395 unidades en oferta, de acuerdo con\u00a0<\/span><span class=\"NormalTextRun SCXW45927984 BCX0\">datos\u00a0<\/span><span class=\"NormalTextRun SCXW45927984 BCX0\">de\u00a0<\/span><span class=\"NormalTextRun SpellingErrorV2Themed SCXW45927984 BCX0\">Softec<\/span><\/span><span class=\"EOP Selected SCXW45927984 BCX0\" data-ccp-props=\"{}\">\u00a0<\/span><\/em><!--more--><\/p>\n<p><span data-contrast=\"auto\">La\u00a0<\/span><b><span data-contrast=\"auto\">vivienda media\u00a0<\/span><\/b><span data-contrast=\"auto\">se consolida como el principal motor del mercado habitacional de Celaya, en el estado de Guanajuato.\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">De acuerdo con el\u00a0reporte Din\u00e1mica del Mercado Inmobiliario (DIME) de\u00a0Softec, correspondiente al segundo trimestre de 2026,\u00a0este segmento concentra 1,609 de las 2,395 viviendas nuevas que actualmente se comercializan en la zona metropolitana integrada por\u00a0<\/span><b><span data-contrast=\"auto\">Celaya, Cort\u00e1zar y Villagr\u00e1n<\/span><\/b><span data-contrast=\"auto\">, lo que representa cerca de dos terceras partes de la oferta disponible.\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">En total, la plaza cuenta con\u00a0<\/span><b><span data-contrast=\"auto\">25 desarrollos inmobiliarios en venta<\/span><\/b><span data-contrast=\"auto\">\u00a0y un i<\/span><b><span data-contrast=\"auto\">nventario de 1,212 vivienda<\/span><\/b><span data-contrast=\"auto\">s. Adem\u00e1s, la regi\u00f3n registra una poblaci\u00f3n aproximada de 700,818 habitantes distribuidos en 296,502 viviendas, con un promedio de 2.4 habitantes por hogar.\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<h2><b><span data-contrast=\"auto\">Vivienda media impulsa el mercado<\/span><\/b><span data-ccp-props=\"{}\">\u00a0<\/span><\/h2>\n<p><span data-contrast=\"auto\">El an\u00e1lisis de\u00a0Softec\u00a0muestra que el\u00a0<\/span><b><span data-contrast=\"auto\">segmento medio<\/span><\/b><span data-contrast=\"auto\">\u00a0concentra la mayor actividad del mercado habitacional. De los 25 proyectos vigentes, 16 corresponden a este segmento, que suma 1,609 viviendas, un inventario de 813 unidades y una absorci\u00f3n de 27 viviendas, muy por encima de los segmentos residencial y econ\u00f3mico.\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">En este rubro, las viviendas cuentan con una superficie promedio de 97 metros cuadrados, un precio unitario cercano a\u00a0<\/span><b><span data-contrast=\"auto\">1.5 millones de pesos\u00a0<\/span><\/b><span data-contrast=\"auto\">y un valor promedio de 17,711 pesos por metro cuadrado.\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Por su parte, el\u00a0<\/span><b><span data-contrast=\"auto\">segmento residencial\u00a0<\/span><\/b><span data-contrast=\"auto\">participa con siete proyectos y 522 viviendas, mientras que la\u00a0<\/span><b><span data-contrast=\"auto\">oferta econ\u00f3mica\u00a0<\/span><\/b><span data-contrast=\"auto\">est\u00e1 integrada por apenas dos desarrollos con 264 unidades, lo que confirma el predominio de la vivienda media dentro del mercado local.\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<h2><b><span data-contrast=\"auto\">Condominios horizontales predominan en la oferta<\/span><\/b><span data-ccp-props=\"{}\">\u00a0<\/span><\/h2>\n<p><span data-contrast=\"auto\">El reporte tambi\u00e9n revela que los\u00a0<\/span><b><span data-contrast=\"auto\">condominios horizontales\u00a0<\/span><\/b><span data-contrast=\"auto\">contin\u00faan siendo el producto habitacional con mayor presencia en Celaya. Este tipo de vivienda representa el 52% de los proyectos comercializados en la plaza, con 13 desarrollos que re\u00fanen 1,152 viviendas y una absorci\u00f3n de 18.4 unidades.\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Las\u00a0<\/span><b><span data-contrast=\"auto\">casas solas\u00a0<\/span><\/b><span data-contrast=\"auto\">ocupan el segundo lugar en participaci\u00f3n, con siete proyectos y 922 viviendas, mientras que la oferta de\u00a0<\/span><b><span data-contrast=\"auto\">departamentos y casas d\u00faplex<\/span><\/b><span data-contrast=\"auto\">\u00a0mantiene una presencia m\u00e1s limitada dentro del mercado.\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">En cuanto a los precios, el\u00a0<\/span><b><span data-contrast=\"auto\">valor promedio de la vivienda nueva<\/span><\/b><span data-contrast=\"auto\">\u00a0en la zona se ubica en 1.86 millones de pesos, con un precio promedio de 18,051 pesos por metro cuadrado. No obstante, el\u00a0<\/span><b><span data-contrast=\"auto\">costo por metro cuadrado\u00a0<\/span><\/b><span data-contrast=\"auto\">presenta variaciones que van de 10,191 a 26,278 pesos, dependiendo del desarrollo y sus caracter\u00edsticas.\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Estos resultados reflejan un mercado habitacional donde la demanda contin\u00faa orient\u00e1ndose hacia\u00a0<\/span><b><span data-contrast=\"auto\">proyectos de vivienda media<\/span><\/b><span data-contrast=\"auto\">, mientras que los\u00a0<\/span><b><span data-contrast=\"auto\">condominios horizontales<\/span><\/b><span data-contrast=\"auto\">\u00a0mantienen su posici\u00f3n como el formato con mayor presencia en la oferta de la regi\u00f3n. La combinaci\u00f3n de precios competitivos, disponibilidad de inventario y un amplio n\u00famero de desarrollos confirma que este segmento seguir\u00e1 marcando la pauta del mercado inmobiliario de
