En ese nuevo contexto, <strong>el impacto no ser\u00eda homog\u00e9neo<\/strong>: algunas plazas muestran una exposici\u00f3n m\u00e1s alta por su dependencia de sectores ligados a las reglas de origen del acuerdo.<\/p>\n<p data-start=\"777\" data-end=\"1238\">De acuerdo con Spot2.mx, la <strong>revisi\u00f3n recurrente del tratado podr\u00eda afectar de forma diferenciada a los principales mercados industriales del norte<\/strong> del pa\u00eds. Mientras Saltillo concentra una mayor exposici\u00f3n por el peso de la industria automotriz en sus operaciones inmobiliarias, Monterrey y Ciudad Ju\u00e1rez cuentan con una mezcla sectorial m\u00e1s diversificada, lo que amortiguar\u00eda parte del impacto de un eventual endurecimiento en las reglas de origen.<\/p>\n<p data-start=\"1240\" data-end=\"1682\">En el caso de <strong>Saltillo<\/strong>, la plataforma especializada en inmuebles industriales y comerciales identific\u00f3 <strong>la mayor vulnerabilidad<\/strong> entre las tres plazas analizadas, ya que la <strong>industria automotriz representa 35.12% de sus transacciones<\/strong> inmobiliarias industriales, la proporci\u00f3n m\u00e1s alta del grupo. A esta actividad le siguen los servicios de almacenamiento, con 23.63%, y la fabricaci\u00f3n de maquinaria y equipo, con 9.01 por ciento.<\/p>\n<blockquote>\n<p data-start=\"1684\" data-end=\"1937\">\u201cSaltillo es el mercado m\u00e1s expuesto a un endurecimiento de las reglas de origen, ya que la industria automotriz representa m\u00e1s de un tercio de sus transacciones inmobiliarias industriales\u201d, se\u00f1al\u00f3 Vianey Mac\u00edas, Head de Market Research en Spot2.mx.<\/p>\n<\/blockquote>\n<p data-start=\"1939\" data-end=\"2492\">En <strong>Monterrey<\/strong>, en cambio,<strong> la exposici\u00f3n es menor por la diversificaci\u00f3n de su actividad industrial<\/strong>. La ciudad, que al cierre del segundo trimestre de 2026 concentr\u00f3 14 millones de metros cuadrados (m\u00b2) de inventario industrial, tiene en los servicios de almacenamiento su principal motor, con 31.67% de las transacciones. Despu\u00e9s aparecen la industria automotriz, con 19.84%; la fabricaci\u00f3n de accesorios y aparatos el\u00e9ctricos, con 8.51%; maquinaria y equipo, con 6.06%; y equipo de c\u00f3mputo y componentes, con 5.92 por ciento.<\/p>\n<p data-start=\"2494\" data-end=\"3031\"><strong>Ciudad Ju\u00e1rez<\/strong> tambi\u00e9n muestra una <strong>menor dependencia de los sectores que podr\u00edan enfrentar mayores presiones en la revisi\u00f3n<\/strong> del tratado. En este mercado, la fabricaci\u00f3n de equipo de computaci\u00f3n, comunicaci\u00f3n y electr\u00f3nica encabeza la demanda de espacios industriales con 20.68% de las operaciones, por encima de la industria automotriz, que participa con 18.64 por ciento. A ello se suman los servicios de almacenamiento, con 17.20%, as\u00ed como actividades vinculadas al pl\u00e1stico y hule, la qu\u00edmica y la industria del papel.<\/p>\n<p data-start=\"3033\" data-end=\"3606\">La lectura por mercados coincide con la <strong>concentraci\u00f3n regional de la industria de autopartes<\/strong>, una de las ramas con mayor dependencia del tratado comercial. Spot2.mx retoma cifras de la Industria Nacional de Autopartes (INA), seg\u00fan las cuales Coahuila lidera la producci\u00f3n nacional con 15.6% del total, seguido de Guanajuato, con 13.7%, y Nuevo Le\u00f3n, con 13 por ciento. En conjunto, estas entidades concentran parte del corredor industrial m\u00e1s vinculado al mercado estadounidense, destino de casi 90% de las exportaciones mexicanas de autopartes.<\/p>\n<p data-start=\"3608\" data-end=\"3896\" data-is-last-node=\"\" data-is-only-node=\"\">Bajo ese escenario, la plataforma advirti\u00f3 que el nuevo esquema de <strong>revisiones anuales podr\u00eda influir en el ritmo de las decisiones de inversi\u00f3n y en la contrataci\u00f3n de espacios industriales<\/strong>, sobre todo en las plazas con mayor peso de actividades sujetas a cambios en las
