{"id":162730,"date":"2026-07-02T17:48:22","date_gmt":"2026-07-02T23:48:22","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=162730"},"modified":"2026-07-02T17:48:22","modified_gmt":"2026-07-02T23:48:22","slug":"la-cdmx-no-es-el-mercado-de-retail-mas-saturado-del-pais","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/la-cdmx-no-es-el-mercado-de-retail-mas-saturado-del-pais\/","title":{"rendered":"La CDMX no es el mercado de retail m\u00e1s saturado del pa\u00eds"},"content":{"rendered":"<p><em>Aunque concentra la mayor superficie comercial de M\u00e9xico, la CDMX registra menos metros cuadrados de retail que Monterrey y Guadalajara<\/em><!--more--><\/p>\n<p>La <strong>Zona Metropolitana de la Ciudad de M\u00e9xico<\/strong> concentra la mayor cantidad de <strong>espacio comercial<\/strong> del pa\u00eds; sin embargo, su tama\u00f1o no la convierte necesariamente en el mercado de retail m\u00e1s saturado.<\/p>\n<p>Cuando la oferta se analiza en funci\u00f3n de la poblaci\u00f3n, la capital pierde el liderazgo frente a otras ciudades y revela un escenario con mayor capacidad para absorber nuevos desarrollos y operadores.<\/p>\n<p>De acuerdo con un an\u00e1lisis de <strong>SiiLA<\/strong> correspondiente al primer trimestre de 2026 (1T2026), la <strong>CDMX<\/strong> cuenta con 16 metros cuadrados (m\u00b2) de \u00e1rea bruta rentable (ABR) de retail por cada 100 habitantes, una cifra inferior a los 25 m\u00b2 registrados en la <strong>Zona Metropolitana de Monterrey<\/strong> y a los 17 m\u00b2 observados en <strong>Guadalajara<\/strong>.<\/p>\n<p>La comparaci\u00f3n muestra que el <strong>volumen absoluto de un mercado<\/strong> no siempre refleja la disponibilidad de espacio comercial para los consumidores.<\/p>\n<p>Desde una perspectiva inmobiliaria, esta relaci\u00f3n permite evaluar el <strong>nivel de competencia <\/strong>entre centros comerciales y operadores. Mientras mayor sea la superficie disponible para atender a una misma base de consumidores, mayor suele ser la presi\u00f3n por atraer visitantes, marcas e inversi\u00f3n.<\/p>\n<p>En el caso de la <strong>CDMX<\/strong>, la menor oferta relativa sugiere que el mercado a\u00fan conserva margen para seguir creciendo.<\/p>\n<h2><strong>Una oferta comercial m\u00e1s concentrada<\/strong><\/h2>\n<p>La diferencia tambi\u00e9n se refleja en el <strong>n\u00famero de operadores<\/strong> presentes en cada mercado. Mientras <strong>Monterrey<\/strong> concentra alrededor de 25 firmas \u00fanicas de retail por cada 100,000 habitantes y <strong>Guadalajara<\/strong> registra cerca de 18, la <strong>CDMX<\/strong> contabiliza \u00fanicamente nueve.<\/p>\n<p>Pero m\u00e1s que evidenciar un <strong>mercado menos desarrollado<\/strong>, este indicador muestra que una mayor proporci\u00f3n de la poblaci\u00f3n comparte la misma base de operadores comerciales, lo que reduce la <strong>diversidad relativa de la oferta<\/strong>, pero al mismo tiempo abre oportunidades para la llegada de nuevos conceptos y marcas.<\/p>\n<p>En conjunto, ambos indicadores permiten entender que la escala del mercado no necesariamente est\u00e1 ligada a un <strong>mayor nivel de saturaci\u00f3n<\/strong>. Por el contrario, medir la oferta en funci\u00f3n de la poblaci\u00f3n ofrece una perspectiva distinta sobre el <strong>potencial de expansi\u00f3n del sector retail<\/strong>.<\/p>\n<h2><strong>Alta ocupaci\u00f3n respalda el potencial de crecimiento<\/strong><\/h2>\n<p>El comportamiento operativo de los centros comerciales refuerza esta lectura. Al cierre del 1T2026, la <strong>ocupaci\u00f3n en la CDMX<\/strong> alcanz\u00f3 el 94%, superando a <strong>Monterrey<\/strong>, con 91%, y <strong>Guadalajara<\/strong>, con 92 por ciento.<\/p>\n<p>Este desempe\u00f1o responde a una combinaci\u00f3n de factores, entre ellos una incorporaci\u00f3n m\u00e1s gradual de <strong>nuevo inventario<\/strong>, niveles positivos de <strong>absorci\u00f3n<\/strong> y una <strong>rotaci\u00f3n<\/strong> relativamente estable, condiciones que durante los \u00faltimos a\u00f1os han favorecido una disminuci\u00f3n en la disponibilidad de espacios comerciales.<\/p>\n<p>M\u00e1s all\u00e1 de comparar mercados, el an\u00e1lisis de <strong>SiiLA<\/strong> pone de manifiesto que el tama\u00f1o absoluto de una ciudad no basta para evaluar el <strong>desarrollo del retail<\/strong>. Indicadores como la superficie comercial y el n\u00famero de operadores por habitante ofrecen una visi\u00f3n m\u00e1s precisa sobre la capacidad del mercado para incorporar nuevos proyectos sin comprometer sus niveles de ocupaci\u00f3n.<\/p>\n<p>En ese sentido, la <strong>CDMX<\/strong> mantiene una posici\u00f3n particular dentro del panorama nacional: concentra la mayor <strong>infraestructura de retail<\/strong> del pa\u00eds, pero a\u00fan dispone de condiciones que apuntan a un <strong>mercado din\u00e1mico<\/strong>, con espacio para seguir creciendo conforme
