{"id":162706,"date":"2026-07-01T17:21:13","date_gmt":"2026-07-01T23:21:13","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=162706"},"modified":"2026-07-01T17:21:13","modified_gmt":"2026-07-01T23:21:13","slug":"vacancia-industrial-frontera-norte-crece-35-anual","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/vacancia-industrial-frontera-norte-crece-35-anual\/","title":{"rendered":"Vacancia industrial en la frontera norte crece 35% anual"},"content":{"rendered":"<p><em>La vacancia industrial en la frontera norte supera los 2 millones de m\u00b2 y concentra cerca de un tercio de la disponibilidad nacional al cierre de mayo de 2026, con liderazgo de Tijuana y Ciudad Ju\u00e1rez<\/em><\/p>\n<p><!--more--><\/p>\n<p class=\"PDq2pG_selectionAnchorContainer\" data-start=\"361\" data-end=\"628\">La<strong> frontera norte<\/strong> de M\u00e9xico cerr\u00f3 mayo de 2026 con <strong>m\u00e1s de 2 millones de metros cuadrados<\/strong> (m\u00b2) de espacios industriales disponibles, una cifra que consolida a la regi\u00f3n como el principal polo de vacancia del pa\u00eds al concentrar cerca de un tercio de la oferta nacional.<\/p>\n<p data-start=\"630\" data-end=\"954\">Los cinco mercados que integran esta regi\u00f3n: Tijuana, Ciudad Ju\u00e1rez, Reynosa, Mexicali y Tecate, incrementaron su disponibilidad de naves industriales durante el \u00faltimo a\u00f1o, en un contexto marcado por una menor actividad de inversi\u00f3n y un aumento en la desocupaci\u00f3n de inmuebles por parte de empresas que liberaron espacios.<\/p>\n<p data-start=\"956\" data-end=\"1257\">Solili se\u00f1la\u00f3 que, dentro de la frontera norte, <strong>Tijuana concentra la mayor cantidad de superficie disponible<\/strong>, con poco m\u00e1s de 1 mill\u00f3n de m\u00b2, mientras que Ciudad Ju\u00e1rez ocupa la segunda posici\u00f3n con alrededor de 550,000 m\u00b2 vacantes. En conjunto, ambos mercados re\u00fanen la mayor parte de la oferta disponible en la regi\u00f3n.<\/p>\n<p data-start=\"1259\" data-end=\"1521\">El crecimiento de la vacancia refleja un cambio en las condiciones del mercado industrial. D<strong>espu\u00e9s de varios a\u00f1os de baja disponibilidad<\/strong> impulsada por el nearshoring, el ritmo de <strong>expansi\u00f3n comenz\u00f3 a moderarse<\/strong> y permiti\u00f3 que m\u00e1s espacios regresaran al inventario.<\/p>\n<h2 data-section-id=\"1jfdr6m\" data-start=\"1523\" data-end=\"1564\">Oferta disponible crece 35% en un a\u00f1o<\/h2>\n<p data-start=\"1566\" data-end=\"1793\">En comparaci\u00f3n con mayo de 2025, la disponibilidad de espacios industriales en los <strong>cinco mercados fronterizos aument\u00f3 35%<\/strong>, lo que equivale a cerca de 500,000 m\u00b2 adicionales incorporados a la oferta durante los \u00faltimos 12 meses.<\/p>\n<p data-start=\"1795\" data-end=\"2028\">Este comportamiento sigue la tendencia observada a nivel nacional, donde la <strong>disponibilidad de inmuebles industriales tambi\u00e9n mostr\u00f3 un crecimiento<\/strong> como resultado de una menor absorci\u00f3n y de un incremento en la liberaci\u00f3n de espacios.<\/p>\n<p data-start=\"2030\" data-end=\"2270\">Al cierre de mayo de 2026, el <strong>inventario vacante en M\u00e9xico alcanz\u00f3 5.8 millones de m\u00b2<\/strong>, equivalente a una tasa de disponibilidad de 5.2%.
