{"id":162656,"date":"2026-06-30T14:26:07","date_gmt":"2026-06-30T20:26:07","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=162656"},"modified":"2026-06-30T14:26:07","modified_gmt":"2026-06-30T20:26:07","slug":"flight-to-quality-recuperacion-oficinas-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/flight-to-quality-recuperacion-oficinas-cdmx\/","title":{"rendered":"Flight to Quality acelera recuperaci\u00f3n de oficinas en CDMX"},"content":{"rendered":"<p><em>La demanda de oficinas creci\u00f3 durante el 2T2026, con Santa Fe, Polanco e Insurgentes como los corredores con mayor actividad de arrendamiento<\/em><!--more--><\/p>\n<p>El <strong>mercado de oficinas de la Ciudad de M\u00e9xico<\/strong> mantiene se\u00f1ales de recuperaci\u00f3n durante 2026, impulsado por una creciente demanda de inmuebles de alta especificaci\u00f3n bajo el fen\u00f3meno conocido como <strong><em>Flight to Quality<\/em><\/strong>, tendencia que ha elevado el precio promedio de renta a <strong>22.22 d\u00f3lares por metro cuadrado (m<\/strong><strong>\u00b2<\/strong>), su nivel m\u00e1s alto de los \u00faltimos a\u00f1os.<\/p>\n<p>De acuerdo con datos compartidos por <strong>Grupo Frel<\/strong>, durante el segundo trimestre del a\u00f1o (2T2026) se registr\u00f3 una <strong>absorci\u00f3n<\/strong> aproximada de 140,000 m\u00b2 de oficinas, cifra 50% superior a la observada en el mismo periodo de 2025.<\/p>\n<p>Los corredores de <strong>Santa Fe<\/strong> y <strong>Polanco<\/strong> encabezaron la actividad de arrendamiento con 18% cada uno, seguidos por <strong>Insurgentes<\/strong>, con 16%. Y, aunque las <strong>desocupaciones<\/strong> superaron los 120,000 m\u00b2, el mercado mantuvo una demanda neta positiva.<\/p>\n<p>Seg\u00fan la firma, este comportamiento no responde \u00fanicamente a un <strong>ajuste en los precios<\/strong>, sino a una <strong>transformaci\u00f3n en las prioridades de las empresas<\/strong>, que buscan edificios con certificaciones internacionales, mayor eficiencia energ\u00e9tica, amenidades y mejores condiciones para sus colaboradores.<\/p>\n<p>\u201cEl mercado dej\u00f3 de competir por <strong>metros cuadrados baratos<\/strong> para competir por <strong>talento<\/strong> y <strong>cumplimiento de m\u00e9tricas ESG<\/strong>. Un corporativo global entiende que pagar una renta premium en un edificio de alta especificaci\u00f3n se traduce en <strong>ahorros operativos directos<\/strong> y en una herramienta de <strong>retenci\u00f3n de talento<\/strong> para las compa\u00f1\u00edas que las vuelve m\u00e1s competitivas en un ecosistema demandante.<\/p>\n<p>\u201cEl precio r\u00e9cord que vemos hoy es simplemente el reflejo de que la calidad se paga y se exige por parte de las empresas sin importar el tama\u00f1o\u00bb, se\u00f1al\u00f3 <strong>Paulette Lecuona<\/strong>, <strong>directora Comercial de Grupo Frel<\/strong>.<\/p>\n<h2><strong>Conectividad impulsa nuevos polos corporativos<\/strong><\/h2>\n<p>Otro de los factores que ha fortalecido el mercado es la mejora en la conectividad de algunos corredores de negocios. La apertura del <strong>Tren El Insurgente<\/strong>, particularmente en el tramo Observatorio-Santa Fe, ha facilitado la movilidad hacia una de las principales zonas corporativas de la capital, con un flujo promedio superior a 45,000 usuarios diarios y conexiones con la <strong>L\u00ednea 1 del Metro<\/strong>, la <strong>L\u00ednea 3 del Cableb\u00fas<\/strong>, rutas de <strong>RTP<\/strong> y la <strong>Terminal de Autobuses del Poniente<\/strong>.<\/p>\n<p>En este contexto, las empresas analizan con mayor detalle la <strong>ubicaci\u00f3n de sus oficinas<\/strong>, privilegiando inmuebles que ofrezcan infraestructura moderna, accesibilidad y espacios alineados con sus objetivos de sostenibilidad y bienestar laboral.<\/p>\n<p>\u201cEstamos frente a un punto de inflexi\u00f3n financiero. Las empresas ya no escatiman en el costo del espacio f\u00edsico si este les garantiza un ecosistema sano, tecnol\u00f3gicamente resuelto y con diversas oportunidades de comodidad para los colaboradores. Tratar de ahorrar rentando inmuebles que no se alineen a las pol\u00edticas mundiales se ha convertido en una estrategia financiera m\u00e1s costosa a largo plazo\u201d, agreg\u00f3
