Mercados como Apodaca, Nuevo Le\u00f3n, y Aguascalientes pr\u00e1cticamente agotaron su disponibilidad de naves, mientras que otros polos industriales registran rentas al alza ante la escasez de inventario.<\/p>\n<p>De acuerdo con Spot2.mx, el <strong>desaf\u00edo<\/strong> para el mercado industrial mexicano <strong>dej\u00f3 de ser la atracci\u00f3n de empresas y se traslad\u00f3 a la capacidad para desarrollar nuevos espacios<\/strong> que acompa\u00f1en el crecimiento de la manufactura y la log\u00edstica vinculadas a la relocalizaci\u00f3n de cadenas de suministro.<\/p>\n<blockquote><p>\u00abLos corredores industriales m\u00e1s demandados del pa\u00eds operan con niveles de ocupaci\u00f3n que en cualquier otra clase de activo se considerar\u00edan de saturaci\u00f3n\u00bb, se\u00f1al\u00f3 Vianey Mac\u00edas, Head of Market Research de Spot2.mx.<\/p><\/blockquote>\n<h2>Corredores industriales operan con disponibilidad limitada<\/h2>\n<p>Entre los mercados con mayor presi\u00f3n destaca <strong>Apodac<\/strong>a, Nuevo Le\u00f3n, donde la <strong>ocupaci\u00f3n se ubica entre 96% y 97%<\/strong>, impulsada por la demanda de empresas de los sectores automotriz y manufacturero. En este corredor, la renta promedio alcanza los 7.50 d\u00f3lares por metro cuadrado mensual.<\/p>\n<p><strong>Aguascalientes<\/strong> representa el caso m\u00e1s extremo, con una <strong>ocupaci\u00f3n cercana al 99%,<\/strong> por lo que los nuevos proyectos llegan al mercado con demanda pr\u00e1cticamente asegurada.<\/p>\n<p>En el Valle de M\u00e9xico, <strong>Tlalnepantla<\/strong> mantiene niveles de <strong>ocupaci\u00f3n de entre 94% y 98%,<\/strong> adem\u00e1s de registrar la renta industrial m\u00e1s alta entre los mercados analizados por Spot2.mx, con un promedio de 12.50 d\u00f3lares por metro cuadrado al mes, reflejo de la escasez de suelo disponible para nuevos desarrollos.<\/p>\n<p>Otros corredores mantienen una demanda sostenida<strong>. El Marqu\u00e9s<\/strong>, en Quer\u00e9taro, registra <strong>ocupaciones de entre 94% y 96%,<\/strong> impulsadas por la industria aeroespacial y manufacturera, mientras que Zapopan Norte, en Jalisco, alcanza niveles de entre 93% y 95% gracias al crecimiento de la log\u00edstica de \u00faltima milla y el comercio ele<\/p>\n<h2><strong>Crecimiento industrial se extiende hacia nuevos mercados<\/strong><\/h2>\n<p>Ante la limitada disponibilidad de espacios en los corredores consolidados, desarrolladores e <strong>inversionistas comienzan a dirigir su atenci\u00f3n hacia mercados emergentes del Baj\u00edo y el sureste del pa\u00eds.<\/strong><\/p>\n<p>San Luis Potos\u00ed ofrece uno de los puntos de entrada m\u00e1s competitivos por sus costos de renta y disponibilidad de inventario, mientras que <strong>M\u00e9rida comienza a posicionarse como un nuevo polo industrial<\/strong> apoyado por proyectos de infraestructura como el Tren Maya y la expansi\u00f3n del puerto de Progreso.<\/p>\n<p>Adem\u00e1s del suelo disponible, Spot2.mx se\u00f1ala que varios de estos mercados conservan capacidad el\u00e9ctrica suficiente para atender nuevas operaciones industriales, un factor que adquiere cada vez mayor peso en las decisiones de ubicaci\u00f3n de las empresas.<\/p>\n<h2>D<strong>emanda seguir\u00e1 presionando la construcci\u00f3n de nuevas naves<\/strong><\/h2>\n<p>El panorama apunta a que la presi\u00f3n sobre el mercado industrial continuar\u00e1 durante los pr\u00f3ximos a\u00f1os. El Plan M\u00e9xico 2025-2030 contempla la generaci\u00f3n de 1.5 millones de empleos adicionales en manufactura especializada y sectores estrat\u00e9gicos, en un contexto donde la inversi\u00f3n extranjera directa alcanz\u00f3 un m\u00e1ximo hist\u00f3rico de 40,871 millones de d\u00f3lares.<\/p>\n<p>En ese escenario, la necesidad de desarrollar nuevas naves industriales ser\u00e1 determinante para responder a la demanda derivada del nearshoring y mantener la competitividad de los principales corredores log\u00edsticos del
