A pesar del avance del comercio electr\u00f3nico y mayores presiones operativas, el mercado mantiene dinamismo y evoluciona hacia formatos m\u00e1s eficientes, ubicaciones estrat\u00e9gicas y mejores experiencias para el consumidor.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">El escenario combina nueva infraestructura, alta ocupaci\u00f3n y llegada de marcas, aunque tambi\u00e9n exige mejorar conversi\u00f3n y rentabilidad.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">La inversi\u00f3n en el sector comercial en M\u00e9xico muestra a Baja California liderando con 45% del total nacional, seguida por Nuevo Le\u00f3n y Quintana Roo.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En conjunto, los proyectos analizados suman m\u00e1s de 498 millones de d\u00f3lares de inversi\u00f3n y m\u00e1s de 353,000 m\u00b2 construidos, adem\u00e1s de generar cerca de 4,900 empleos directos e indirectos.<\/span><\/p>\n<a superior al 93%, reflejo de la resiliencia del sector ante cambios en el consumo y el avance del comercio electr\u00f3nico.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A nivel regional, destac\u00f3 Quer\u00e9taro con una ocupaci\u00f3n de 96.09%, mientras que la CDMX lider\u00f3 en precios con un promedio de 646 pesos por metro cuadrado.<\/span><\/p>\n<a m\u00e1s de 164,000 m\u00b2 durante 2026 en ciudades como Ciudad de M\u00e9xico, Quer\u00e9taro y Tulum.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A ello se suma la llegada de 19 nuevas marcas internacionales al pa\u00eds, casi el doble de las registradas en 2024, lo que confirma el atractivo del mercado mexicano para firmas globales.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">El an\u00e1lisis por tipo de comercio muestra diferencias relevantes en los precios de renta, donde los espacios especializados registran los niveles m\u00e1s altos con 604 pesos por m\u00b2, seguidos por tiendas departamentales y de autoservicio.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Esto confirma que el valor del espacio est\u00e1 ligado al tipo de oferta comercial y a su atracci\u00f3n cay\u00f3 7.2% y la conversi\u00f3n de compra 1.4%, lo que refleja que el reto ya no es llevar visitantes, sino convertirlos en ventas.<\/span><\/p>\n<p><span style=\"font-weight:
