{"id":162440,"date":"2026-06-23T15:40:55","date_gmt":"2026-06-23T21:40:55","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=162440"},"modified":"2026-06-23T15:40:55","modified_gmt":"2026-06-23T21:40:55","slug":"retail-bajio-solidez-salida-inquilinos","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/retail-bajio-solidez-salida-inquilinos\/","title":{"rendered":"Retail del Baj\u00edo mantiene solidez pese a salida de grandes inquilinos"},"content":{"rendered":"<p><em>El mercado de retail en el Baj\u00edo report\u00f3 una absorci\u00f3n neta negativa, aunque la ocupaci\u00f3n, precios y demanda mostraron se\u00f1ales favorables <\/em><!--more--><\/p>\n<p>La salida de algunos grandes inquilinos llev\u00f3 la <strong>absorci\u00f3n neta a terreno negativo<\/strong> en el mercado de retail de ciudades del Baj\u00edo como <strong>Guadalajara<\/strong> y <strong>Quer\u00e9taro<\/strong> durante el primer trimestre de 2026 (1T2026); sin embargo, la <strong>ocupaci\u00f3n<\/strong>, los <strong>precios<\/strong> y la <strong>demanda<\/strong> contin\u00faan mostrando se\u00f1ales favorables.<\/p>\n<p>De acuerdo con un an\u00e1lisis de <strong>SiiLA<\/strong>, ambos mercados registraron <strong>absorci\u00f3n neta negativa<\/strong> entre enero y marzo de este a\u00f1o. Aunque en conjunto absorbieron m\u00e1s de 10,700 metros cuadrados (m\u00b2), tambi\u00e9n liberaron alrededor de 16,100 m\u00b2, lo que provoc\u00f3 un balance negativo y un ligero <strong>incremento en la disponibilidad<\/strong>.<\/p>\n<p>No obstante, detr\u00e1s de estas cifras existe una din\u00e1mica m\u00e1s equilibrada de lo que sugieren los indicadores. Seg\u00fan la firma, por cada empresa que dej\u00f3 un espacio comercial, otra ocup\u00f3 uno, lo que evidencia que <strong>la demanda sigue activa<\/strong> en ambos mercados.<\/p>\n<h2><strong>El peso de unos cuantos inquilinos<\/strong><\/h2>\n<p>En <strong>Quer\u00e9taro<\/strong>, por cada metro cuadrado absorbido se liberaron 2.4 m\u00b2, mientras que en <strong>Guadalajara<\/strong> la relaci\u00f3n fue de 1.3 m\u00b2 liberados por cada metro cuadrado ocupado. Buena parte de esta diferencia estuvo concentrada en apenas tres marcas, responsables de entre el 30% y el 70% del espacio liberado durante el trimestre.<\/p>\n<p>Entre los movimientos m\u00e1s relevantes destacan las salidas de <strong>Cinemex<\/strong> y <strong>Bot\u00e1nico<\/strong> en los complejos La Gourmeter\u00eda y Punto Sur, en Guadalajara, as\u00ed como de <strong>ACE<\/strong> <strong>Hardware Corporation<\/strong> en Esfera Quer\u00e9taro.<\/p>\n<p><strong>SiiLA<\/strong> se\u00f1al\u00f3 que este comportamiento no es un hecho aislado. Durante los \u00faltimos tres a\u00f1os, menos del 10% de los inquilinos concentraron entre el 20% y el 50% del espacio liberado en Guadalajara y Quer\u00e9taro, lo que demuestra que unos cuantos <strong>movimientos de gran escala<\/strong> pueden modificar significativamente los resultados trimestrales de mercados completos.<\/p>\n<p>Asimismo, la consultora indic\u00f3 que situaciones similares tambi\u00e9n se observaron entre 2024 y 2025 en <strong>Monterrey<\/strong> y <strong>Ciudad de M\u00e9xico<\/strong>. De hecho, en los principales mercados de retail del pa\u00eds la <strong>absorci\u00f3n neta negativa<\/strong> se present\u00f3 en no m\u00e1s de cinco de los 13 trimestres analizados por mercado durante los \u00faltimos tres a\u00f1os.<\/p>\n<h2><strong>Los fundamentos siguen firmes<\/strong><\/h2>\n<p>Para la firma, la principal conclusi\u00f3n es que el <strong>retail mexicano<\/strong> no enfrenta problemas para <strong>atraer nuevos ocupantes<\/strong>, sino para sustituir de manera inmediata el volumen de espacio que dejan algunos de sus inquilinos de mayor tama\u00f1o.<\/p>\n<p>Por ello, los indicadores de fondo contin\u00faan mostrando una perspectiva favorable para el sector. Los <strong>precios<\/strong> mantienen una trayectoria ascendente, la <strong>tasa de ocupaci\u00f3n<\/strong> supera el 93% a nivel nacional y la <strong>demanda bruta<\/strong>, aunque se ha moderado, sigue siendo s\u00f3lida frente a una oferta que se incorpora al mercado de manera escalonada.<\/p>\n<p>As\u00ed, m\u00e1s que una se\u00f1al de debilidad, la <strong>absorci\u00f3n negativa<\/strong> observada en Guadalajara y Quer\u00e9taro parece reflejar el impacto que pueden tener unos cuantos movimientos de gran formato sobre las m\u00e9tricas agregadas del mercado
