M\u00e1s all\u00e1 de la relocalizaci\u00f3n de empresas y cadenas productivas, el reto ahora consiste en <strong>consolidar las condiciones que permitan sostener el crecimiento industrial<\/strong> de largo plazo, desde infraestructura y energ\u00eda hasta disponibilidad de agua y nuevos mercados de inversi\u00f3n.<\/p>\n<p class=\"isSelectedEnd\">Durante el <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/amefibra-10-aniversario\/\" target=\"_blank\" rel=\"noopener\">Fibra Day 2026,<\/a> organizado por la Asociaci\u00f3n Mexicana de Fibras Inmobiliarias (Amefibra), Lyman Daniels, presidente de CBRE para M\u00e9xico, Colombia y Costa Rica, plante\u00f3 la evoluci\u00f3n del fen\u00f3meno hacia una<strong> nueva fase que denomin\u00f3 &#8216;Nearshoring 2.0&#8217;.<\/strong><\/p>\n<blockquote>\n<p class=\"isSelectedEnd\">\u201cHemos hablado del nearshoring durante meses, pero hoy estamos al otro lado de la narrativa. La pregunta ya no es si el fen\u00f3meno es real, sino c\u00f3mo est\u00e1 cambiando estructuralmente a M\u00e9xico y c\u00f3mo nos adaptamos a la nueva din\u00e1mica comercial con Estados Unidos\u201d, se\u00f1al\u00f3.<\/p>\n<\/blockquote>\n<p class=\"isSelectedEnd\">A partir de esta visi\u00f3n, los participantes coincidieron en que la oportunidad para M\u00e9xico ya no radica \u00fanicamente en captar inversiones manufactureras, sino en <strong>fortalecer las ventajas competitivas<\/strong> que le permitan consolidarse como uno de los principales centros de producci\u00f3n de Norteam\u00e9rica.<\/p>\n<p class=\"isSelectedEnd\">Durante el encuentro, especialistas y directivos del sector inmobiliario destacaron que la <strong>integraci\u00f3n econ\u00f3mica de la regi\u00f3n<\/strong> seguir\u00e1 siendo uno de los <strong>principales motores de crecimiento<\/strong> para el mercado industrial.<\/p>\n<p class=\"isSelectedEnd\">En ese sentido, Gonzalo Robina, director general adjunto de Fibra Uno, indic\u00f3 que cerca del<strong> 85% de los bienes producidos en Norteam\u00e9rica se consumen dentro de la propia regi\u00f3n<\/strong>, una caracter\u00edstica que fortalece la resiliencia econ\u00f3mica regional frente a otros mercados con una mayor dependencia de las exportaciones.<\/p>\n<p class=\"isSelectedEnd\">Asimismo, los panelistas se\u00f1alaron que el \u00e9xito de esta nueva etapa depender\u00e1 cada vez m\u00e1s de factores operativos y de infraestructura. Simon Hanna, director general de Fibra Macquarie, explic\u00f3 que la <strong>demanda comienza a desplazarse hacia mercados secundarios<\/strong> dentro de los corredores industriales, donde existe mayor certidumbre en el suministro de energ\u00eda y agua.<\/p>\n<p>De acuerdo con el directivo, estos recursos se han convertido en elementos decisivos para la instalaci\u00f3n y expansi\u00f3n de empresas globales, por lo que su disponibilidad ser\u00e1 determinante para la competitividad de las ciudades mexicanas.<\/p>\n<h2>Retail y oficinas muestran se\u00f1ales de expansi\u00f3n<\/h2>\n<p class=\"isSelectedEnd\">Aunque el sector industrial contin\u00faa siendo uno de los principales receptores de inversi\u00f3n, los directivos tambi\u00e9n identificaron oportunidades de crecimiento en segmentos que durante los \u00faltimos a\u00f1os enfrentaron mayores desaf\u00edos operativos.<\/p>\n<p class=\"isSelectedEnd\">En el caso del <strong>mercado comercial<\/strong>, Gonzalo Robina destac\u00f3 que el <strong>consumo interno mantiene un desempe\u00f1o s\u00f3lido<\/strong>, situaci\u00f3n que <strong>comienza a reflejarse en las condiciones de arrendamiento<\/strong> y en la planeaci\u00f3n de nuevos proyectos.<\/p>\n<p class=\"isSelectedEnd\">El directivo explic\u00f3 que los <strong>incrementos de renta<\/strong> observados en renovaciones de contratos dentro del segmento comercial ya alcanzan e <strong>incluso superan los registrados en algunos mercados industriales<\/strong>, lo que anticipa una mayor actividad en el desarrollo de espacios comerciales y de usos mixtos.<\/p>\n<p class=\"isSelectedEnd\">Por otra parte, Salvador Daniel, director general de Fibra Danhos, se\u00f1al\u00f3 que el mercado de <strong>oficinas premium podr\u00eda registrar una recuperaci\u00f3n<\/strong> impulsada por la limitada disponibilidad de espacios de gran escala en ubicaciones estrat\u00e9gicas.<\/p>\n<p class=\"isSelectedEnd\">De acuerdo con el especialista, los edificios Clase A y los desarrollos de usos mixtos ubicados en corredores consolidados cuentan con condiciones favorables para captar la demanda corporativa en los pr\u00f3ximos
