{"id":162333,"date":"2026-06-17T12:21:03","date_gmt":"2026-06-17T18:21:03","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=162333"},"modified":"2026-06-17T12:56:39","modified_gmt":"2026-06-17T18:56:39","slug":"infraestructura-industrial-clave-revision-tmec-ampip","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/infraestructura-industrial-clave-revision-tmec-ampip\/","title":{"rendered":"Infraestructura industrial ser\u00e1 clave ante revisi\u00f3n del T-MEC: AMPIP"},"content":{"rendered":"<p data-start=\"1479\" data-end=\"1617\"><em>AMPIP se\u00f1al\u00f3 que M\u00e9xico enfrenta una nueva etapa industrial en la que la competitividad depender\u00e1 de infraestructura lista para operar<\/em><!--more--><\/p>\n<p>En el marco de la pr\u00f3xima revisi\u00f3n del Tratado entre M\u00e9xico, Estados Unidos y Canad\u00e1 (T-MEC), la Asociaci\u00f3n Mexicana de Parques Industriales Privados (AMPIP) advirti\u00f3 que la <strong>capacidad de M\u00e9xico para atraer y retener inversiones<\/strong> depender\u00e1 cada vez m\u00e1s de la <strong>disponibilidad de infraestructura industrial<\/strong>, energ\u00eda, agua, conectividad y certeza operativa.<\/p>\n<p>La asociaci\u00f3n se\u00f1al\u00f3 que el pa\u00eds atraviesa una<strong> nueva etapa industrial<\/strong> caracterizada por <strong>decisiones de inversi\u00f3n m\u00e1s selectivas<\/strong>, en la que las empresas ya no eval\u00faan \u00fanicamente factores relacionados con costos, sino tambi\u00e9n la capacidad de operar de manera eficiente y resiliente dentro de cadenas de suministro regionales.<\/p>\n<p>Esta visi\u00f3n coincide con los planteamientos realizados por Ildefonso Guajardo, exsecretario de Econom\u00eda y jefe negociador del T-MEC por parte de M\u00e9xico, durante una conferencia impartida a asociados de AMPIP.<\/p>\n<blockquote><p>\u201cLa pandemia nos dej\u00f3 una lecci\u00f3n: no s\u00f3lo vamos a buscar modelos de m\u00e1xima eficiencia en costos operativos, sino resiliencia en las cadenas de valor\u201d, afirm\u00f3 Guajardo.<\/p><\/blockquote>\n<p>De acuerdo con AMPIP, la evoluci\u00f3n del comercio internacional y la reorganizaci\u00f3n de las cadenas productivas han modificado los criterios que determinan la ubicaci\u00f3n de nuevas inversiones. En consecuencia, las e<strong>mpresas privilegian mercados que ofrecen condiciones operativas estables<\/strong>, infraestructura confiable y capacidad de respuesta ante interrupciones log\u00edsticas o geopol\u00edticas.<\/p>\n<p>Asimismo, la asociaci\u00f3n destac\u00f3 que la integraci\u00f3n regional continuar\u00e1 siendo uno de los principales factores de competitividad para M\u00e9xico.<\/p>\n<blockquote><p>\u201cEl futuro es el fortalecimiento de la integraci\u00f3n\u201d, se\u00f1al\u00f3 Guajardo.<\/p><\/blockquote>\n<h2>Inversiones exigen infraestructura lista para operar<\/h2>\n<p>AMPIP indic\u00f3 que la demanda de espacio industrial en M\u00e9xico mantiene una tendencia positiva; sin embargo, los <strong>nuevos proyectos requieren condiciones cada vez m\u00e1s complejas para concretarse<\/strong>.<\/p>\n<p>La asociaci\u00f3n explic\u00f3 que las<strong> empresas buscan ubicaciones con acceso garantizado a energ\u00eda, disponibilidad de agua, seguridad,<\/strong> conectividad log\u00edstica y certeza operativa.<\/p>\n<p data-start=\"737\" data-end=\"1090\">De acuerdo con AMPIP, esta evoluci\u00f3n en los criterios de inversi\u00f3n coincide con una <strong>nueva etapa de expansi\u00f3n de la infraestructura industrial<\/strong> en el pa\u00eds. Actualmente existen 103 parques industriales en construcci\u00f3n, proyectos que buscan ampliar la capacidad instalada para recibir nuevas operaciones manufactureras, log\u00edsticas y de mayor valor agregado.<\/p>\n<h2>T-MEC abre oportunidad para fortalecer competitividad<\/h2>\n<p>La asociaci\u00f3n consider\u00f3 que la<strong> revisi\u00f3n del T-MEC representa una oportunidad para reforzar las condiciones<\/strong> que sostienen la competitividad industrial del pa\u00eds.<\/p>\n<p>Entre los <strong>principales retos<\/strong> identific\u00f3 la disponibilidad de <strong>energ\u00eda suficiente y confiable, seguridad h\u00eddrica, infraestructura log\u00edstica<\/strong>, conectividad, talento especializado, simplificaci\u00f3n administrativa y certeza regulatoria.<\/p>\n<p>Asimismo, destac\u00f3 que los parques industriales suelen convertirse en el primer punto de llegada para nuevas operaciones productivas, por lo que su desarrollo resulta fundamental para traducir la <strong>integraci\u00f3n comercial en empleo, exportaciones y crecimiento regional.<\/strong><\/p>\n<p>La estrecha <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/regionalizacion-impulsa-a-mexico-como-eje-manufacturero-de-norteamerica-ampip\/\" target=\"_blank\" rel=\"noopener\">relaci\u00f3n productiva entre M\u00e9xico y Estados Unidos<\/a> tambi\u00e9n se refleja en la composici\u00f3n de los inquilinos de los parques industriales afiliados a AMPIP. Actualmente,<strong> 44% de las empresas instaladas en estos desarrollos son de origen estadounidense.<\/strong><\/p>\n<p>Para Guajardo, el contexto actual exige decisiones orientadas al largo plazo y una estrategia que permita fortalecer la posici\u00f3n competitiva de M\u00e9xico dentro de Norteam\u00e9rica. \u201cEste juego es de mediano y largo plazo\u201d, afirm\u00f3.<\/p>\n<p>En ese sentido,<strong> AMPIP reiter\u00f3 que la oportunidad para atraer inversiones productivas sigue vigente,<\/strong> aunque ahora exige mayor capacidad de ejecuci\u00f3n y una infraestructura
