{"id":161758,"date":"2026-05-18T17:39:55","date_gmt":"2026-05-18T23:39:55","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=161758"},"modified":"2026-05-18T17:39:55","modified_gmt":"2026-05-18T23:39:55","slug":"ia-no-sustituye-valuador-inmobiliario-penela","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/ia-no-sustituye-valuador-inmobiliario-penela\/","title":{"rendered":"IA agiliza aval\u00faos, pero no sustituir\u00e1 al valuador inmobiliario: Penela"},"content":{"rendered":"<p data-start=\"289\" data-end=\"435\"><em data-start=\"289\" data-end=\"435\">\u201cLa IA s\u00ed va a facilitar el trabajo del valuador; se vuelve mucho m\u00e1s r\u00e1pido y eficiente, pero no lo va a poder sustituir nunca\u201d: Alfonso Penela<\/em><!--more--><\/p>\n<p data-start=\"289\" data-end=\"654\">La incorporaci\u00f3n de herramientas de inteligencia artificial (IA) y ciencia de datos en el sector inmobiliario ha permitido <strong>acelerar procesos y analizar grandes vol\u00famenes de informaci\u00f3n<\/strong>; sin embargo, esta tecnolog\u00eda no reemplazar\u00e1 el trabajo especializado de los valuadores inmobiliarios, afirm\u00f3 Alfonso Penela, director general de Corporaci\u00f3n Mexicana de Valuaci\u00f3n.<\/p>\n<p data-start=\"656\" data-end=\"959\">Durante su participaci\u00f3n en <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/tercer-capitulo-liga-inmobiliaria\/\" target=\"_blank\" rel=\"noopener\">Liga Inmobiliaria<\/a>, el directivo explic\u00f3 que la funci\u00f3n del valuador contin\u00faa siendo esencial debido a que el an\u00e1lisis de un inmueble va m\u00e1s all\u00e1 del procesamiento de datos y requiere interpretaci\u00f3n, criterio t\u00e9cnico y conocimiento del mercado.<\/p>\n<blockquote>\n<p data-start=\"961\" data-end=\"1287\">\u201cLa inteligencia artificial nunca va a sustituir el trabajo del valuador por un detalle interesante: la IA y la ciencia de datos es capaz de procesar un mont\u00f3n de informaci\u00f3n de manera muy r\u00e1pida, de manera muy eficiente (\u2026) Lo que no es capaz de hacer la m\u00e1quina, la inteligencia artificial, es entender el inmueble\u201d, se\u00f1al\u00f3.<\/p>\n<\/blockquote>\n<p data-start=\"1289\" data-end=\"1597\">Penela coment\u00f3 que actualmente existen vol\u00famenes cada vez mayores de informaci\u00f3n disponibles para el sector. Como ejemplo, mencion\u00f3 que la Sociedad Hipotecaria Federal (SHF) ha reunido alrededor de 3.5 millones de aval\u00faos registrados desde 2019, lo que permite automatizar procesos y agilizar el an\u00e1lisis de datos.<\/p>\n<p data-start=\"1599\" data-end=\"1744\">No obstante, insisti\u00f3 en que la<strong> IA todav\u00eda no puede interpretar factores clave<\/strong> para determinar el valor real de un inmueble.<\/p>\n<blockquote>\n<p data-start=\"1746\" data-end=\"2007\">\u201cEntender el entorno del inmueble, el equipamiento, la demanda, la oferta, entender c\u00f3mo se est\u00e1 dando, cu\u00e1ndo la oferta se est\u00e1 acabando. Y ah\u00ed es donde la sensibilidad de un personaje que se dedica a estudiar estos fen\u00f3menos se vuelve muy importante\u201d, afirm\u00f3.<\/p>\n<\/blockquote>\n<p data-start=\"2009\" data-end=\"2268\">En ese sentido, sostuvo que la<strong> IA s\u00ed transformar\u00e1 la forma de trabajar de los valuadores<\/strong>, al facilitar tareas operativas y de an\u00e1lisis; aunque subray\u00f3 que siempre ser\u00e1 necesaria la intervenci\u00f3n de especialistas para la toma de decisiones.<\/p>\n<blockquote>\n<p data-start=\"2270\" data-end=\"2471\">\u201cLa inteligencia artificial s\u00ed va a facilitar el trabajo del valuador, desde luego se vuelve mucho m\u00e1s r\u00e1pido y eficiente, pero no lo va a poder sustituir nunca, siempre va a ser necesario\u201d, indic\u00f3.<\/p>\n<\/blockquote>\n<p data-start=\"2473\" data-end=\"3020\">Penela se\u00f1al\u00f3 que la importancia del valuador radica en que <strong>cada aval\u00fao responde a objetivos distintos dentro del mercado inmobiliario y financiero<\/strong>. En el caso de las garant\u00edas hipotecarias, explic\u00f3 que las instituciones financieras requieren valores prudentes y sostenibles en el tiempo, conforme a la normatividad aplicable y los criterios de la SHF. Adem\u00e1s, record\u00f3 que los aval\u00faos tambi\u00e9n intervienen en procesos fiscales, particularmente en el cobro del impuesto predial y del impuesto sobre adquisici\u00f3n de inmuebles.<\/p>\n<p data-start=\"3022\" data-end=\"3476\">El directivo agreg\u00f3 que la valuaci\u00f3n tambi\u00e9n cumple una funci\u00f3n relevante en procesos judiciales, donde se requiere establecer par\u00e1metros de equidad entre las partes. Asimismo, indic\u00f3 que el valor de mercado contin\u00faa siendo el principal referente del sector, al reflejar las condiciones reales de intercambio entre compradores y vendedores, un an\u00e1lisis que<strong> todav\u00eda requiere interpretaci\u00f3n humana sobre el entorno<\/strong>, la oferta y la demanda de cada inmueble.<\/p>\n<p data-start=\"3478\" data-end=\"3658\">Finalmente, Penela asegur\u00f3 que las nuevas tecnolog\u00edas est\u00e1n ayudando a <strong>reposicionar la importancia estrat\u00e9gica de la valuaci\u00f3n<\/strong> inmobiliaria dentro del sector vivienda y financiero.<\/p>\n<blockquote>\n<p data-start=\"3660\" data-end=\"3985\" data-is-last-node=\"\" data-is-only-node=\"\">\u201cHoy toda la inteligencia artificial y todos los servicios que tenemos inform\u00e1ticos de ciencia de datos, lo que est\u00e1n haciendo es poner en valor el valor, en poner en valor el aval\u00fao, deja de ser un tr\u00e1mite, una gesti\u00f3n para volverse un elemento muy importante en la toma de decisiones y sobre todo en la vivienda\u201d, concluy\u00f3.<\/p>\n<\/blockquote>\n","protected":false},"excerpt":{"rendered":"<p>\u201cLa IA s\u00ed va a facilitar el trabajo del valuador;
