{"id":161540,"date":"2026-05-05T15:52:25","date_gmt":"2026-05-05T21:52:25","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=161540"},"modified":"2026-05-05T15:52:25","modified_gmt":"2026-05-05T21:52:25","slug":"monterrey-mayor-mercado-industrial","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/monterrey-mayor-mercado-industrial\/","title":{"rendered":"Monterrey consolida el mayor mercado industrial del pa\u00eds"},"content":{"rendered":"<p><em>CBRE destac\u00f3 que Monterrey alcanz\u00f3 un inventario de 17.9 millones de m\u00b2 y mantiene una demanda activa tras el auge del nearshoring<\/em><!--more--><\/p>\n<p>Al cierre del primer trimestre de 2026 (1T2026), <strong>Monterrey<\/strong> se consolid\u00f3 como el <strong>mercado industrial m\u00e1s grande de M\u00e9xico<\/strong> al registrar un inventario total de 17.9 millones de metros cuadrados (m\u00b2), de acuerdo con el reporte MarketView del sector industrial de CBRE.<\/p>\n<p>Esta cifra representa un <strong>crecimiento sostenido<\/strong> frente a los 16.4 millones de m\u00b2 reportados en el mismo periodo de 2025 y confirma la fortaleza estructural del mercado regio.<\/p>\n<p>Adem\u00e1s, <strong>Nuevo Le\u00f3n<\/strong> se posicion\u00f3 como la segunda entidad con mayor captaci\u00f3n de <strong>Inversi\u00f3n Extranjera Directa<\/strong> (<strong>IED<\/strong>) en 2025, al recibir 3,628 millones de d\u00f3lares (mdd), equivalentes al 8.9% del total nacional, con un crecimiento anual de 72.9%, lo que sigue respaldando el atractivo de <strong>Monterrey<\/strong> como uno de los principales destinos industriales del pa\u00eds.<\/p>\n<h2><strong>Una demanda m\u00e1s selectiva<\/strong><\/h2>\n<p>Asimismo, durante el 1T2026, la <strong>absorci\u00f3n neta<\/strong> acumul\u00f3 212,000 m\u00b2, por encima de los 131,000 m\u00b2 registrados en el mismo periodo de 2025, aunque dentro de un proceso de estabilizaci\u00f3n frente a los niveles r\u00e9cord observados entre 2022 y 2024 durante el auge del <strong>nearshoring<\/strong>.<\/p>\n<p>Cabe mencionar que la entrega de <strong>propiedades pre-arrendadas<\/strong> represent\u00f3 cerca de la mitad de esta cifra, mientras que la ocupaci\u00f3n de <strong>oferta especulativa<\/strong> avanz\u00f3 de forma m\u00e1s gradual.<\/p>\n<p>Al respecto, <strong>Ram\u00f3n Flores, Vice Chairman de CBRE M\u00e9xico<\/strong> <strong>regi\u00f3n noreste<\/strong>, explic\u00f3 que el mercado industrial de Monterrey atraviesa una <strong>etapa de normalizaci\u00f3n<\/strong> tras el periodo de r\u00e1pida expansi\u00f3n.<\/p>\n<p>\u201cEl mercado industrial de Monterrey contin\u00faa avanzando en un proceso de normalizaci\u00f3n tras el periodo de r\u00e1pida expansi\u00f3n asociado al <strong>nearshoring<\/strong>. Si bien la demanda se mantiene activa, el ritmo de toma de decisiones se ha vuelto m\u00e1s selectivo, en especial para proyectos de gran formato\u201d, se\u00f1al\u00f3.<\/p>\n<p>El directivo agreg\u00f3 que la <strong>absorci\u00f3n neta trimestral<\/strong> se mantuvo en terreno positivo gracias principalmente a la ocupaci\u00f3n de proyectos pre-arrendados y built to suit, mientras que las expansiones de empresas ya establecidas siguen siendo el principal motor de la demanda.<\/p>\n<p>De hecho, 87% de la demanda se concentr\u00f3 en expansiones de compa\u00f1\u00edas que ya operaban en <strong>Monterrey<\/strong>, mientras que los submercados de <strong>Santa Catarina<\/strong> y <strong>Apodaca<\/strong> concentraron el 94% de la absorci\u00f3n bruta total.<\/p>\n<h2><strong>Mayor vacancia, pero niveles saludables<\/strong><\/h2>\n<p>Por otro lado, la <strong>tasa de vacancia<\/strong> cerr\u00f3 el trimestre en 6.9%, equivalente a 1.2 millones de m\u00b2 disponibles, frente al 5.1% registrado en el 1T2025. La entrega de nueva oferta especulativa fue el principal factor detr\u00e1s de este incremento.<\/p>\n<p>Sin embargo, <strong>CBRE<\/strong> se\u00f1al\u00f3 que estos niveles siguen siendo saludables para un mercado de esta magnitud. <strong>Apodaca<\/strong> concentra 598,000 m\u00b2 vacantes, lo que representa cerca del 48% del espacio disponible en la ciudad y una tasa cercana a 8.6 por ciento.<\/p>\n<p>El <strong>precio promedio ponderado<\/strong> <strong>de renta<\/strong> se mantuvo relativamente estable en 7 d\u00f3lares por m\u00b2 al mes, lo que refleja un entorno de mayor competencia y una postura m\u00e1s flexible por parte de los propietarios. Adem\u00e1s, se monitorean m\u00e1s de 145,000 m\u00b2 de subarriendos activos en la ciudad, de los cuales <strong>Apodaca<\/strong> concentra 55 por ciento.<\/p>\n<h2><strong>Perspectiva positiva para 2026<\/strong><\/h2>\n<p>Finalmente, el <strong>pipeline de construcci\u00f3n<\/strong> cerr\u00f3 el trimestre con aproximadamente 404,000 m\u00b2 en desarrollo, de los cuales cerca de 92% se encuentra disponible y en comercializaci\u00f3n.<\/p>\n<p>Asimismo, se registraron 139,000 m\u00b2 en <strong>nuevos inicios de construcci\u00f3n<\/strong>, principalmente en los submercados de <strong>Apodaca<\/strong> y <strong>Ci\u00e9nega de Flores<\/strong>, que tambi\u00e9n lideran la inversi\u00f3n en nuevos parques industriales.<\/p>\n<p>Para el resto de 2026, <strong>la perspectiva se mantiene estable y positiva<\/strong>. Aunque el mercado continuar\u00e1 absorbiendo de forma gradual la oferta existente, los fundamentos estructurales de Monterrey permanecen s\u00f3lidos.<\/p>\n<p>La actual disponibilidad mejora las <strong>condiciones de negociaci\u00f3n<\/strong> para los inquilinos e incentiva la diferenciaci\u00f3n del producto, marcando una transici\u00f3n hacia una nueva etapa de crecimiento m\u00e1s selectivo y sostenible.<\/p>\n<p>En este contexto, <strong>Monterrey<\/strong> consolida su posici\u00f3n como un <strong>mercado industrial profundo, resiliente y atractivo<\/strong>, ahora en una
