En paralelo, el segmento retail se mantiene como uno de los principales motores operativos de Fibra Uno (FUNO), impulsado por el crecimiento del consumo interno.<\/p>\n<p>De acuerdo con <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/funo-apuesta-por-huehuetoca-zumpango\/\" target=\"_blank\" rel=\"noopener\">Gonzalo Robina<\/a>, director general adjunto de la fibra, el portafolio corporativo ya refleja una <strong>tendencia positiva <\/strong>en sus principales indicadores, particularmente en <strong>ocupaci\u00f3n y niveles de renta<\/strong>, luego del impacto registrado desde 2020.<\/p>\n<p>El directivo explic\u00f3 que, si bien la recuperaci\u00f3n avanza a un ritmo moderado, ya se observan incrementos paulatinos en las rentas y una estabilizaci\u00f3n en la absorci\u00f3n de espacios.<\/p>\n<blockquote><p>\u201cEn el tema de oficinas definitivamente ya estamos viendo una clara recuperaci\u00f3n. La tendencia a lo mejor no va a la velocidad que quisi\u00e9ramos, pero definitivamente ya se est\u00e1 recuperando las ocupaciones y esto nos ha permitido tambi\u00e9n ya empezar a ver de manera paulatina el incremento en las rentas\u201d, coment\u00f3.<\/p><\/blockquote>\n<h2>Oficinas: hacia un nuevo punto de equilibrio<\/h2>\n<p>Bajo este contexto, FUNO prev\u00e9 que el segmento alcance niveles de <strong>ocupaci\u00f3n superiores al 90% en un horizonte de entre 12 y 18 meses<\/strong>, lo que impulsar\u00eda un comportamiento saludable en el mercado.<\/p>\n<blockquote><p>\u201cHist\u00f3ricamente, el mercado de oficinas, que lo hemos monitoreado desde 1992, no recuerdo que haya estado por arriba de un 92, 93%, por lo que el llegar a un 90% ser\u00eda s\u00faper saludable para el mercado y eso nos permitir\u00eda por un lado el incremento en rentas\u201d, record\u00f3.<\/p><\/blockquote>\n<p>Robina destac\u00f3 que el incremento en la ocupaci\u00f3n podr\u00eda <strong>detonar un nuevo ciclo de desarrollo<\/strong>, luego de que la construcci\u00f3n de oficinas pr\u00e1cticamente se detuviera en los \u00faltimos a\u00f1os.<\/p>\n<blockquote><p>\u201cPr\u00e1cticamente desde 2019 a la fecha no ha habido nuevos edificios de oficina que se est\u00e9n generando, salvo uno en Reforma, pero de ah\u00ed en fuera pr\u00e1cticamente no ha habido desarrollo\u201d, destac\u00f3.<\/p><\/blockquote>\n<h2>Retail: consumo sostiene el desempe\u00f1o<\/h2>\n<p>En contraste, el segmento comercial mantiene un desempe\u00f1o s\u00f3lido y contin\u00faa siendo un componente resiliente del portafolio, respaldado por la evoluci\u00f3n del <strong>consumo local<\/strong>.<\/p>\n<p>Al cierre del primer trimestre de 2026, FUNO report\u00f3 una <strong>ocupaci\u00f3n de 94.1% en retail<\/strong>, impulsada por una mayor afluencia en sus centros comerciales y el desempe\u00f1o de sus inquilinos.<\/p>\n<p>Robina explic\u00f3 que las ventas reportadas por los arrendatarios, uno de los principales indicadores para la fibra, mantienen una tendencia de crecimiento sostenido.<\/p>\n<blockquote><p>\u201cEl term\u00f3metro que nosotros tenemos de nuestros inquilinos que nos reportan sus ventas mensualmente, la tendencia ha sido a crecer\u201d, afirm\u00f3.<\/p><\/blockquote>\n<p>Asimismo, precis\u00f3 que, al comparar periodos equivalentes y mismas tiendas, los incrementos en rentas variables han sido relevantes, lo que confirma la fortaleza del consumo.<\/p>\n<p>En este sentido, el directivo consider\u00f3 que el <strong>dinamismo del mercado interno<\/strong> seguir\u00e1 favoreciendo al segmento comercial en el corto plazo.<\/p>\n<blockquote><p>\u201cEl consumo local sigue creciendo, lo
