Durante el primer trimestre, la ocupaci\u00f3n alcanz\u00f3 1.4 millones de metros cuadrados (m\u00b2) en los principales corredores del pa\u00eds, un nivel inferior al de a\u00f1os previos, pero acompa\u00f1ado de se\u00f1ales de mayor solidez en la demanda efectiva.<\/p>\n<p data-start=\"598\" data-end=\"975\">De acuerdo con SiiLA, m\u00e1s de 70 empresas participaron en este volumen, que se ubic\u00f3 17% por debajo del promedio registrado para el mismo periodo entre 2020 y 2025. No obstante, <strong>por cada metro cuadrado liberado se ocuparon 3.5<\/strong>, la proporci\u00f3n m\u00e1s alta, junto con la del primer trimestre de 2024, desde 2020, lo que confirma que la ocupaci\u00f3n supera con amplitud a la desocupaci\u00f3n.<\/p>\n<p data-start=\"1015\" data-end=\"1296\">Este comportamiento refleja un cambio en la din\u00e1mica del mercado. La <strong>menor absorci\u00f3n<\/strong> no responde a una contracci\u00f3n de la demanda, sino a una <strong>reducci\u00f3n en los movimientos especulativos<\/strong> y a decisiones de ocupaci\u00f3n m\u00e1s definidas. Las empresas que ingresan ya no exploran; se instalan.<\/p>\n<p data-start=\"1298\" data-end=\"1640\">En l\u00ednea con ello, solo el 3% de las <strong>compa\u00f1\u00edas que absorbieron espacio tambi\u00e9n liberaron superficie<\/strong> durante el trimestre. Estos casos correspondieron principalmente a ajustes operativos, como los de Mercado Libre, que liber\u00f3 1,400 m\u00b2 y ocup\u00f3 m\u00e1s de 16,000, y Solistica, que desocup\u00f3 13,300 y tom\u00f3 m\u00e1s de 17,200 m\u00b2.<\/p>\n<p data-start=\"1686\" data-end=\"1994\">La consultora se\u00f1al\u00f3 que <strong>aumento en el espacio disponible<\/strong> no provino de salidas masivas, sino de la<strong> incorporaci\u00f3n de nueva oferta<\/strong> al inventario. As\u00ed, aunque la absorci\u00f3n se mantiene en niveles altos en t\u00e9rminos de efectividad, el crecimiento del inventario presiona al alza la disponibilidad y genera un nuevo punto de equilibrio.<\/p>\n<p data-start=\"1996\" data-end=\"2234\">En este entorno, la demanda contin\u00faa activa. El<strong> 31% de las empresas que ocuparon espacio no ten\u00eda presencia previa<\/strong> en los mercados analizados, lo que confirma un flujo constante de nuevos participantes, aun bajo condiciones m\u00e1s exigentes.<\/p>\n<p data-start=\"2280\" data-end=\"2638\">La recomposici\u00f3n del mercado tambi\u00e9n se refleja en la diversidad sectorial y en los criterios de selecci\u00f3n. Durante el trimestre, las operaciones involucraron a la mitad de las subindustrias, con predominio de los sectores automotriz, manufacturero, de transporte y log\u00edstica, as\u00ed como el agroalimentario, que en conjunto concentraron el 62% de la absorci\u00f3n.<\/p>\n<p data-start=\"2640\" data-end=\"2951\">Al mismo tiempo, la demanda privilegia activos y ubicaciones espec\u00edficas. Cifras de SiiLA se\u00f1alan que el 88% de la superficie ocupada correspondi\u00f3 a espacios de clase A, mientras que el <strong>Baj\u00edo y el Noreste concentraron dos terceras partes de la absorci\u00f3n<\/strong>. En un segundo nivel se ubicaron el Noroeste y la zona conurbada del Valle de M\u00e9xico.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>La ca\u00edda en el volumen ocupado responde a un mercado
