{"id":161427,"date":"2026-04-28T16:29:09","date_gmt":"2026-04-28T22:29:09","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=161427"},"modified":"2026-04-28T16:29:21","modified_gmt":"2026-04-28T22:29:21","slug":"nuevo-leon-nearshoring-rentas","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/nuevo-leon-nearshoring-rentas\/","title":{"rendered":"Nuevo Le\u00f3n: nearshoring impulsa alza de hasta 32% en rentas"},"content":{"rendered":"<p><em>San Nicol\u00e1s lidera el alza en las rentas, mientras San Pedro Garza Garc\u00eda se mantiene como el municipio m\u00e1s caro, con cerca de 30,000 pesos mensuales<\/em><!--more--><\/p>\n<p>El <strong>dinamismo industrial de Nuevo Le\u00f3n<\/strong> y el <strong>crecimiento de la inversi\u00f3n extranjera directa<\/strong> (IED) contin\u00faan presionando el mercado de vivienda, principalmente en la <strong>zona metropolitana de Monterrey<\/strong>, donde las rentas registraron incrementos de hasta 32% en los \u00faltimos dos a\u00f1os.<\/p>\n<p>De acuerdo con datos del Index mensual de Inmuebles24, <strong>San Nicol\u00e1s de los Garza<\/strong> fue el municipio que present\u00f3 el mayor aumento en rentas entre marzo de 2024 y marzo de 2026, al pasar de 12,974 pesos a 17,104 pesos mensuales, lo que representa una variaci\u00f3n de 32 por ciento.<\/p>\n<p>Le sigui\u00f3 <strong>Apodaca<\/strong>, con un incremento de 25%, al alcanzar una renta promedio de 19,257 pesos mensuales; mientras que <strong>Guadalupe<\/strong> report\u00f3 un alza de 22%, con un precio promedio de 16,007 pesos.<\/p>\n<p>En el caso de <strong>Monterrey capital<\/strong>, la variaci\u00f3n fue de 13%, al pasar de 19,153 pesos a 21,560 pesos mensuales. Por su parte, <strong>Santa Catarina<\/strong> tambi\u00e9n mostr\u00f3 un incremento de 13%, mientras que <strong>San Pedro Garza Garc\u00eda<\/strong> registr\u00f3 el menor crecimiento porcentual, con 7%; sin embargo, se mantiene como el municipio m\u00e1s caro para rentar vivienda, con un promedio mensual de 29,515 pesos.<\/p>\n<a \/><\/a>\n<p><!--more--><\/p>\n<h2><strong>Auge industrial impulsa demanda habitacional<\/strong><\/h2>\n<p>Cabe mencionar que Nuevo Le\u00f3n se consolid\u00f3 como una de las entidades m\u00e1s atractivas para la <strong>inversi\u00f3n productiva<\/strong> durante 2025, pues, de acuerdo con datos de la Secretar\u00eda de Econom\u00eda citados por Inmuebles24, el estado registr\u00f3 un aumento de 73% en IED durante el a\u00f1o pasado.<\/p>\n<p>Este crecimiento ha fortalecido la <strong>demanda de vivienda<\/strong> en zonas estrat\u00e9gicas cercanas a parques industriales, particularmente en municipios con alta vocaci\u00f3n log\u00edstica y manufacturera.<\/p>\n<p>Actualmente, la entidad cuenta con m\u00e1s de <strong>142 parques industriales<\/strong> <strong>y cadenas de suministro consolidadas<\/strong> para sectores clave como el automotriz, aeroespacial y de electrodom\u00e9sticos; adem\u00e1s de una conectividad carretera, ferroviaria y aeroportuaria que ha reforzado su atractivo para empresas nacionales e internacionales.<\/p>\n<p>Asimismo, las <strong>zonas industriales<\/strong> de Monterrey y municipios aleda\u00f1os se han consolidado como hubs de log\u00edstica y manufactura, generando un importante movimiento de trabajadores que impulsa directamente la <strong>demanda de vivienda<\/strong> <strong>en renta<\/strong>.<\/p>\n<h2><strong>Mercado mantiene presi\u00f3n al alza<\/strong><\/h2>\n<p>Actualmente, el <strong>precio promedio de las rentas<\/strong> en la zona metropolitana de Monterrey se ubica en 24,990 pesos mensuales, cifra superior a los 22,711 pesos registrados hace dos a\u00f1os, lo que representa un incremento general de 10 por ciento.<\/p>\n<p>Aunque <strong>San Pedro Garza Garc\u00eda<\/strong> contin\u00faa liderando en precios absolutos, municipios como <strong>San Nicol\u00e1s<\/strong>, <strong>Apodaca<\/strong> y <strong>Guadalupe<\/strong> muestran el mayor dinamismo, impulsados por su cercan\u00eda con corredores industriales y centros log\u00edsticos.<\/p>\n<p>Lo anterior, de acuerdo con <strong>Julio C\u00e9sar Mendoza, gerente comercial de Inmuebles24<\/strong>, responde al crecimiento sostenido de Monterrey como uno de los principales polos industriales del pa\u00eds, donde el nearshoring y la llegada de nuevas inversiones
