{"id":161324,"date":"2026-04-22T12:58:21","date_gmt":"2026-04-22T18:58:21","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=161324"},"modified":"2026-04-22T12:58:21","modified_gmt":"2026-04-22T18:58:21","slug":"futuro-sector-inmobiliario-ia","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/opinion\/futuro-sector-inmobiliario-ia\/","title":{"rendered":"C\u00f3mo moldear\u00e1 el futuro del sector inmobiliario el uso de la IA"},"content":{"rendered":"<p><em>Por Ricardo Carvallo*<\/em><!--more--><\/p>\n<p>Habitualmente la b\u00fasqueda de vivienda ha sido un proceso acompa\u00f1ado de estr\u00e9s y largas horas tratando de que los filtros hagan un perfil lo m\u00e1s parecido posible a la casa o departamento de nuestros sue\u00f1os. A\u00fan hoy, en M\u00e9xico conviven las plataformas de marketplace de inmuebles con las tradicionales lonas de \u201cSe renta o se vende\u201d afuera de casas y edificios. Sin embargo, es muy complementario el uso de herramientas tecnol\u00f3gicas \u2013 espec\u00edficamente de inteligencia artificial (IA) &#8211; que tratan de hacer m\u00e1s fluida la experiencia de b\u00fasqueda.<\/p>\n<p>En M\u00e9xico, por falta de fuentes centralizadas y p\u00fablicas de transacciones inmobiliarias, algo que todav\u00eda se ve en la industria es la duplicidad de anuncios y la falta de informaci\u00f3n clara o transparente sobre los inmuebles. En este contexto, la IA irrumpi\u00f3 con grandes cambios en el ecosistema inmobiliario, y ya vemos que ganan espacio interfaces conversacionales que puedan mejorar la experiencia de los usuarios al momento de usar las plataformas. Esto, indudablemente, obligar\u00e1 a que, quienes formamos parte del sector, continuemos innovando en la forma en que capturamos, estructuramos, entendemos y presentamos el inventario inmobiliario.<\/p>\n<p>El mercado inmobiliario hist\u00f3ricamente no se ha reconocido como uno de grandes innovaciones tecnol\u00f3gicas. Gran parte de mi carrera la he desarrollado en el sector de startups tecnol\u00f3gicas como Uber (transporte y log\u00edstica) y Curatech (salud), y ahora en el sector inmobiliario, cuyo ecosistema proptech es uno de los m\u00e1s din\u00e1micos e innovadores en la actualidad. Basta mencionar el ejemplo de <a href=\"https:\/\/newsroom.quintoandar.com.br\/quintoandar-leva-busca-de-imoveis-para-o-chatgpt\/\">QuintoAndar<\/a>, el unicornio brasile\u00f1o del sector de real estate, que acaba de lanzar su aplicaci\u00f3n oficial dentro del ecosistema de ChatGPT. Esto permite buscar propiedades con el soporte de la IA de ChatGPT con todas sus funcionalidades. Con esto, la compa\u00f1\u00eda se convierte en la primera empresa latinoamericana del sector inmobiliario en lograrlo.<\/p>\n<p>Desde la perspectiva de quienes somos parte del ecosistema, esto abre una conversaci\u00f3n interesante que estar\u00e1 girando alrededor de una obligada jornada de prueba y error.\u00a0 En ese recorrido, seguramente aprenderemos mucho sobre c\u00f3mo acercarnos cada vez m\u00e1s a responder a las necesidades de los usuarios en cada mercado en los que operamos.<\/p>\n<p>Durante mucho tiempo, el valor estuvo en concentrar inventario; y ciertamente es importante contar con opciones; pero en el contexto que describo, lo que observo es que el gran diferenciador es la calidad de los datos con los que contamos y la capacidad para interpretarlos a trav\u00e9s de estas herramientas como la IA. All\u00ed es donde reside la fortaleza para lograr la mayor personalizaci\u00f3n posible.<\/p>\n<p>En M\u00e9xico el <a href=\"https:\/\/siesco.conavi.gob.mx\/doc\/analisis\/2023\/Proyeccion_hogares.pdf\">potencial<\/a> es enorme al tratarse de un mercado con gran necesidad de inventario inmobiliario para distintas necesidades: habitacional, oficinas, premium o de lujo, naves industriales, etc. Hay mucho trabajo por hacer para poder digitalizar el inventario disponible y ofrecer las mejores opciones a los usuarios finales en todo el pa\u00eds.<\/p>\n<p>Mi lectura de la situaci\u00f3n es clara: no estamos ante una tendencia pasajera, sino ante un cambio estructural en c\u00f3mo se toman decisiones dentro del real estate. Adem\u00e1s de en las b\u00fasquedas, la IA seguramente ser\u00e1 utilizada para publicar propiedades de manera m\u00e1s eficiente y para acelerar transacciones inmobiliarias. El reto va m\u00e1s all\u00e1 de la adopci\u00f3n o incorporaci\u00f3n de tecnolog\u00edas <em>per se<\/em>, sino que se trata tambi\u00e9n de hacerlo con criterio para ofrecer servicios de valor a
